bc mortgage brokers: Poor service, but thank you anyway...
- 05/09/13 11:42 AM
As a Vancouver mortgage broker, I’ve made it my practice to get the best price I can. I strive for fairness – that’s why I was so disappointed when my cellular phone provider Fido took so long to show me that they appreciated my business. Here’s what happened: Over a cup of coffee my wife and I learned from friends that Bell charges $50 for 40 minutes talk time anywhere in Europe plus 200 texts and 25 megabytes over a 30-day period. Shortly afterwards I checked the Fido website where I discovered a service package similar to Bell’s would cost $160. (2 comments)
A B.C. couple says they were tricked into buying an unlivable house. Great article by the CBC. You must watch this video.
You may have already noticed that this is one of reasons I ALWAYS recommend that buyer’s have their own independent realtor representation. A realtor, aka Pit Bull, who treats your money like it’s their own. The sellers agent works for the seller not you. Let’s put it this way, if you were going to trial for legal matters would you feel comfortable being defended by the prosecuting attorney. Buyers are always well advised to obtain their own (0 comments)
A Saskatoon real estate agent and his brokerage have escaped liability to the purchasers of a home with a wet basement in a misrepresentation lawsuit. Although they recovered their damages from the sellers, the unhappy buyers were ordered to pay the agent’s costs out of their own pocket. bc mortgage brokers: What’s the Difference Between a Mortgage Payment and Rent?
- 12/28/12 01:03 AM
May sound like a silly question, but what’s the difference between a mortgage payment and paying rent? They can both occur on the exact same day, but there is a subtle difference. Of course, we all know that a mortgage payment is for a mortgage and rent is for rent, but is that it? Yes, mortgage payments can be accelerated and you deffinately own the property versus just renting it, but one of the key differences consists of what time frame that payment covers. You see, when you pay rent, it’s what I call ‘Pay & Stay’, whereby you’re pre-paying for (1 comments)
Tony Spangniolo over at BCrealestatelawyers.com reminded us all of the importance of using a mortgage broker. Many of you may already know about the new home buyers bonus. An incentive introduced in the Budget earlier this year that Basically says, if you’re a first time home buyer and you buy a brand new home, you can receive up to $10,000 Cash back. Well, that’s not necessarily always the case. Let me explain… An Unsuspecting first time home buyer purchased a brand new home fully expecting (2 comments)
bc mortgage brokers: Canada's Youth Shouldn't Lose Faith - Vancouver Zero Down
- 11/18/12 02:50 AM
You like me have probably been hearing a lot of doom and gloom lately. In fact, some even say it’s tough to buy a home in Canada. I do have to ask, who are “they”, because when my parents came to Canada in the late 50′s, they were saying the same thing. Times were even tougher. Owning a home in Canada was a dream. Zero Down hadn’t even made it into our vocabulary. But guess what, they still managed to buy, even with high DOUBLE DIGIT interest rates. I recently had the pleasure of helping a young man purchase his first (1 comments)

bc mortgage brokers: Should I rent or should I buy?
- 09/09/12 10:21 AM
I’m often asked, should I rent or should I buy. It would be pretty straight forward if you only had to consider your mortgage payment. I truly believe there isn’t a one size fits all answer to this question. That said, I’ll do my best here to provide some food for thought. Before I get into the pure dollars & sense of it all, you have to look at all the moving parts that aren’t as measurable as the numbers. Things like - Where can I buy, distance from work, types of schools, neighbourhood etc etc…?? What can I buy, how (1 comments)

Why Use A Realtor? In today’s day an age of the computer, information is a mouse click away. A day doesn’t go by when you’re not inundated with these ‘Do-it Yourself” sites. So if you’re looking to purchase a home in Vancouver, why use a realtor? Why not just do it yourself? I’m not going to say “you must use a realtor”, but you may be surprised to read the following exerts from an interview I did with a top Vancouver realtor. Mark: Welcome, thanks for joining me today Realtor: my pleasure Mark, glad to be here. Mark: We conducted a (0 comments)
bc mortgage brokers: What is the OSFI and why should I care?
- 05/31/12 08:10 AM
What is the OSFI and why should I care? Unless you’re close to the financial industry, you may not be aware of what’s going on behind the scenes. The (OSFI) Office of the Superintendent of Financial Institutions, is an independent agency of the Government of Canada reporting to the Minister of Finance created “to contribute to public confidence in the Canadian financial system.” As much as they are the sole regulator of banks, and the primary regulator of insurance companies, trust companies, loan companies and pension plans in Canada, they’ve never really had their finger in the mortgage pie. bc mortgage brokers: RRSP as Downpayment – first home mortgage using RRSP
- 05/18/12 01:01 AM
Imagine being pre-approved for a mortgage, finding the home of your dreams, then realizing that you don’t have enough cash for the deposit. Yikes!! Make sure you don’t do this when you buy your next home.
Everything was going along very smoothly until her realtor asked her for a $5,000 deposit. If using RRSP as a first time homebuyer or you haven’t owned a principal residence within last 5 years, you must complete the Home Buyers Plan (HBP) form from Canada Revenue Agency.

bc mortgage brokers: Are Interest Rates Going Up In Canada?
- 04/05/12 04:15 AM
Are interest rates going up in Canada? If yes, when? If only I had a penny for every time I heard this question. Or should I say, a dime, pennies are history… All kidding aside, this is a very sensitive subject for many. As we’ve all heard, as little as a 2% increase in interest rates, is enough to adversely effect many. That said, I’ve always believed that the answer to this question lies heavily on the condition of the US economy. It’s been said many times, Canada won’t raise interest rates until the US does. So the question then becomes, (0 comments)

As a mortgage broker in Vancouver, I thought I’d seen it all when it comes to mortgages and financing real estate in Vancouver. Well that sure changed a couple of weeks ago. I did something that I’ve never done before. Let me explain…
A client was referred to me needing a mortgage to purchase an apartment in Vancouver No surprises here, done that many times. We pre-approved her mortgage for an apartment purchase in Vancouver with 5% down payment. We did an interest rate hold for 90 days and sent her shopping. Well, here’s where it got crazy. bc mortgage brokers: Vancouver Real Estate Prices and Sydney Crosby with Vancouver Mortgage Broker
- 03/20/12 05:24 AM
What does the price of real estate in Vancouver have to do with Sydney Crosby? On the face of it, not too much, but dig a little deeper and you may see some similarities. It wasn’t long ago when many didn’t know where Vancouver was, and I’m not talking about Vancouver Washington. It wasn’t long ago too when many didn’t know who Sydney Crosby was either. Sydney Crosbey is one of the best hockey players in the world. Crosby made his NHL debut on October 5, 2005 His entry level salary was under $1,000,000 per year. Fast forward to July 10, (0 comments)
