vancouver mortgage broker: Poor service, but thank you anyway... - 05/09/13 11:42 AM
As a Vancouver mortgage broker, I’ve made it my practice to get the best price I can. I strive for fairness – that’s why I was so disappointed when my cellular phone provider Fido took so long to show me that they appreciated my business.
Here’s what happened: Over a cup of coffee my wife and I learned from friends that Bell charges $50 for 40 minutes talk time anywhere in Europe plus 200 texts and 25 megabytes over a 30-day period.
Shortly afterwards I checked the Fido website where I discovered a service package similar to Bell’s would cost $160.

vancouver mortgage broker: Real estate nightmare - 04/27/13 06:34 AM

A B.C. couple says they were tricked into buying an unlivable house.
Great article by the CBC.
You must watch this video.

You may have already noticed that this is one of reasons I ALWAYS recommend that buyer’s have their own independent realtor representation. A realtor, aka Pit Bull, who treats your money like it’s their own. The sellers agent works for the seller not you. Let’s put it this way, if you were going to trial for legal matters would you feel comfortable being defended by the prosecuting attorney.
Buyers are always well advised to obtain their own … (0 comments)

vancouver mortgage broker: Disclosure statement meant buyers recovered damages, but listing agent - 01/14/13 11:42 PM
Interesting article below by Bob Aaron of the Star. Clearly demonstrates, not only the importance of a home inspection, but the liability that can follow even after the home is sold and the importance of a Property Disclosure Statement (PDS).

A Saskatoon real estate agent and his brokerage have escaped liability to the purchasers of a home with a wet basement in a misrepresentation lawsuit. Although they recovered their damages from the sellers, the unhappy buyers were ordered to pay the agent’s costs out of their own pocket.
Back in 2007, Carol and Donald Jacobucci bought a house in an … (2 comments)

vancouver mortgage broker: The Credit Bureau’s Dirty Little Secret with Vancouver mortgage broker - 12/29/12 11:44 PM
Ever thought about checking your own credit score?
Think again, you will NOT get the credit score lenders will see when they pull your credit report.
In fact, if you want your credit score, Equifax charges you extra money. But what they fail to tell you is that you’re getting the ‘Consumer Credit Score’. Lenders DO NOT use the ‘Consumer Credit Score’. You get the ‘Consumer Credit Score’, you pay EXTRA for it, yet zero percent use the consumer score.
The consumer score is worthless… it’s total garbage because not a single lender will ever review your consumer score. Let me … (1 comments)

vancouver mortgage broker: What’s the Difference Between a Mortgage Payment and Rent? - 12/28/12 01:03 AM
May sound like a silly question, but what’s the difference between a mortgage payment and paying rent?
They can both occur on the exact same day, but there is a subtle difference.
Of course, we all know that a mortgage payment is for a mortgage and rent is for rent, but is that it?
Yes, mortgage payments can be accelerated and you deffinately own the property versus just renting it, but one of the key differences consists of what time frame that payment covers.
You see, when you pay rent, it’s what I call ‘Pay & Stay’, whereby you’re pre-paying for … (1 comments)

Well, that’s not necessarily always the case.
Let me explain…

vancouver mortgage broker: Should I rent or should I buy? - 09/09/12 10:21 AM
I’m often asked, should I rent or should I buy.
It would be pretty straight forward if you only had to consider your mortgage payment.
I truly believe there isn’t a one size fits all answer to this question.
That said, I’ll do my best here to provide some food for thought.
Before I get into the pure dollars & sense of it all, you have to look at all the moving parts that aren’t as measurable as the numbers.
Things like -
Where can I buy, distance from work, types of schools, neighbourhood etc etc…?? What can I buy, how … (1 comments)

vancouver mortgage broker: Why Use A Realtor - Vancouver Real Estate For Sale - 08/05/12 10:36 AM
Why Use A Realtor?
In today’s day an age of the computer, information is a mouse click away.
A day doesn’t go by when you’re not inundated with these ‘Do-it Yourself” sites.
So if you’re looking to purchase a home in Vancouver, why use a realtor?
Why not just do it yourself?
I’m not going to say “you must use a realtor”, but you may be surprised to read the following exerts from an interview I did with a top Vancouver realtor.
Mark: Welcome, thanks for joining me today
Realtor: my pleasure Mark, glad to be here.
Mark: We conducted a … (0 comments)

vancouver mortgage broker: Can I use the BC First Time New Home Buyers Bonus as my Down Payment? - 07/14/12 01:04 AM
Can I use the BC First Time New Home Buyers Bonus as my Down Payment?
This is a Great mortgage question and one that I’ve been receiving a lot lately
You may be surprised by my answer…

As some of you may know a $10,000 First time home buyer bonus was introduced in the most recent budget.
This is NOT a tax credit as many blogs are incorrectly stating.
It works like this, if you purchase a brand new home and you qualify as a first time buyer, the government will send you a bonus cheque for up to $10,0000.

vancouver mortgage broker: What is the OSFI and why should I care? - 05/31/12 08:10 AM
What is the OSFI and why should I care?
Unless you’re close to the financial industry, you may not be aware of what’s going on behind the scenes.
The (OSFI) Office of the Superintendent of Financial Institutions, is an independent agency of the Government of Canada reporting to the Minister of Finance created “to contribute to public confidence in the Canadian financial system.”
As much as they are the sole regulator of banks, and the primary regulator of insurance companies, trust companies, loan companies and pension plans in Canada, they’ve never really had their finger in the mortgage pie. UNTIL NOW! … (0 comments)

vancouver mortgage broker: RRSP as Downpayment – first home mortgage using RRSP - 05/18/12 01:01 AM
Imagine being pre-approved for a mortgage, finding the home of your dreams, then realizing that you don’t have enough cash for the deposit.
Yikes!!
Make sure you don’t do this when you buy your next home.

Everything was going along very smoothly until her realtor asked her for a $5,000 deposit.
If using RRSP as a first time homebuyer or you haven’t owned a principal residence within last 5 years, you must complete the Home Buyers Plan (HBP) form from Canada Revenue Agency.

vancouver mortgage broker: First Time Home Buyers’ Bonus – BC - 04/20/12 01:08 AM
A short post to clarify the confusion surrounding the new First Time Home Buyers’ Bonus.
Initially, when the First Time Home Buyers’ Bonus was announced in the budget, it was thought to be an offset against income tax payable.
If that were the case, an applicant would only be able to benefit from this program by offsetting the bonus against income taxes that were paid.
We’re very happy to announce that this is NOT how the First Time Buyers’ Bonus works.
The Ministry of Finance tells us that the BONUS has NOTHING to do with a home buyer’s income tax return. … (0 comments)

vancouver mortgage broker: How to Establish Credit and help your kids Vancouver - 04/15/12 12:06 AM
Today’s mortgage question comes from a long time client.
“How Can I Help My Daughter as it relates to credit and mortgages”
This is a great question. Everyone needs to have the ability to borrow money. That’s true whether you’re a young adult starting out or you’re simply starting over after a bankruptcy.
Whether it’s getting a mortgage or simply checking in at a hotel, having credit is a must.
Unfortunately, young adults often face the same dilemma when applying for a job. That is, if you don’t have history you don’t get it.
So here are a few mortgage … (1 comments)

vancouver mortgage broker: Are Interest Rates Going Up In Canada? - 04/05/12 04:15 AM
Are interest rates going up in Canada? If yes, when?
If only I had a penny for every time I heard this question. Or should I say, a dime, pennies are history…
All kidding aside, this is a very sensitive subject for many.
As we’ve all heard, as little as a 2% increase in interest rates, is enough to adversely effect many. That said, I’ve always believed that the answer to this question lies heavily on the condition of the US economy. It’s been said many times, Canada won’t raise interest rates until the US does.
So the question then becomes, … (0 comments)
