No Closing Cost refinances are back! Back in April I wrote a blog about No Closing cost mortgages actually being more costly than a zero point or 1 point mortgage. This was due to the small spread between rates. As the market has become healthier over the past 5 months, spreads have widened. This has made NO CLOSING COST refinances an attractive option once again. Let's take a look based on today's mortgage rates. DID YOU KNOW THAT 5/1 ARM's are available today at 3.75%? and 7/1 ARM's from 4.125%? With the recent drop in fixed rates since the beginning of the year, no one seems to be talking about Adjustable Rate Mortgages (ARM's). This is for good reason too, the ARM has received a very bad reputation over the past couple of years. It is the ARM that caused the the subprime meltdown, which caused the credit crisis, which caused the banking crisis, which caused the economic crisis, which led to biggest financial crisis since the Great Depression! No closing cost mortgages have long been an attractive option for homeowners. When done correctly, they can indeed be a very good deal. I receive regular inquiries about these loans and my advice in this market is always the same: If you are planning on owning your property longer than 3 years, than it is probably MORE beneficial for you to obtain a mortgage with reasonable cost, than a mortgage with no closing cost.
