(2 comments)

foreclosure and probate real estate: Lack of Existing Home Inventory Slows Sales Heading into Fall - 09/22/17 07:22 AM
#TimeToSell #ChrisBJohnsonRealtor
Your home is probably the biggest asset you own. This is why you should hire a professional to guide you through all your real estate transactions. My goal is to help 24 to 28 families each year either buy or sell a home.
Some Highlights: The National Association of Realtors (NAR) recently released their latest Existing Home Sales Report. First-time homebuyers made up 31% of all sales in August. Homes are selling quickly with 51% of homes on the market for less than a month. A limited supply continues to drive up prices for the 66th consecutive month.

foreclosure and probate real estate: ¡Oigan, propietarios de casa ‘millennials’!
(0 comments)

foreclosure and probate real estate: Are Brokers Shutting Down Feeds to Zillow? #NOZillow - 05/26/17 07:57 AM

With all the turmoil going on with Zillow, it’s no wonder that some brokers are shutting down their listing feeds to these type of sites......
IF our MLS Boards decide to provide an MLS feed to Zillow/Trulia, they should charge an amount equal to the cost of running the Association with out charging any of it members (all of us). We are providing invaluable data to Zillow/Trulia. Without this data, Zillow and Trulia would have no value to the consumer.

foreclosure and probate real estate: 3 Reasons the Housing Market is NOT in a Bubble #ChrisBJohnsonRealtor - 05/11/17 03:33 PM
With housing prices appreciating at levels that far exceed historical norms, some are fearful that the market is heading for another bubble. To alleviate that fear, we just need to look back at the reasons that caused the bubble ten years ago.
Last decade, demand for housing was artificially propped up because mortgage lending standards were way too lenient. People that were not qualified to purchase were able to attain a mortgage anyway. Prices began to skyrocket. This increase in demand caused homebuilders in many markets to overbuild.
Eventually, the excess in new construction and the flooding of the market with … (1 comments)

foreclosure and probate real estate: Get All the Facts about PMI, #TimeToBuy #ChrisBJohnsonRealtor - 05/02/17 09:06 AM
When it comes to buying a home, whether it is your first time or your fifth, it is always important to know all the facts. With the large number of mortgage programs available that allow buyers to purchase a home with a down payment below 20%, you can never have too much information about Private Mortgage Insurance (PMI).
What is PMI? Freddie Mac defines PMI as:
“An insurance policy that protects the lender if you are unable to pay your mortgage. It's a monthly fee, rolled into your mortgage payment, that is required for all conforming, conventional loans that have down payments less than 20%.

foreclosure and probate real estate: Home Mortgages: Rates Up, Requirements Easing #ChrisBJohnsonRealtor - 04/14/17 08:25 AM
The media has extensively covered the rise in mortgage interest rates since last fall (from 3.42% last September to the current 4.1% according to Freddie Mac). However, a less covered aspect of the mortgage market is that requirements to get a mortgage have eased while rates have risen.
The Mortgage Bankers Association (MBA) quantifies the availability of mortgage credit each month with their Mortgage Credit Availability Index (MCAI). According to the MBA, the MCAI is:
“A summary measure which indicates the availability of mortgage credit at a point in time.”
The higher the index, the easier it is to get a mortgage. Here is a chart showing the MCAI over the … (0 comments)

“We’re all storytellers,” Gallo writes. “We don’t call ourselves storytellers but it’s what we do every day.” He goes on to explain that in this twenty-first century age of information—the “knowledge economy”—we are only as valuable as our ideas. In the spirit of idea-sharing, here are five of my favorite concepts Gallo presents in his book:
“Inspired storytellers are inspired themselves.” All the great speakers of the world have one thing in common: passion. They don’t just get up on … (5 comments)
