However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI. The Number of Sales in April 2014 were down 13.3 percent from April 2013.  Despite lower sales volume, the median price of a California home continues to march higher. The rise in median home prices is being driven by the change in mix between the sales of distressed properties versus sales of non-distressed properties. Higher priced non-distressed property sales now dominate monthly sales numbers, so it should come as no surprise that median prices are up.

In Thousand Oaks, CA, Compared to the same period one year ago, the median home sales price increased 5.7%, or $30,000, and the number of home sales decreased 38.3%. There are currently 259 resale and new homes in Thousand Oaks, including 11 open houses, as well as 162 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Thousand Oaks CA was $1,196,807 for the week ending Apr 23, which represents a decrease of 3.4%, or $41,786, compared to the prior week.

The jump in median home prices in March was somewhat of a surprise given the lackluster sales volume since last summer. This past month, seasonal demand and lack of inventory drove up prices. In addition, higher priced non-distressed properties now comprise nearly 80% of total sales volume, up from 64% a year ago.
