Federal Reserve Chair Janet Yellen said on Tuesday the U.S. central bank should proceed cautiously as it looks to raise interest rates, pushing back on a handful of her colleagues who have suggested another move may be just around the corner.
Yellen's comments were echoed on Wednesday by Chicago Fed President Charles Evans, who said there was a high hurdle to raising rates in April, given low inflation.
"You have got the follow through from the Fed. They are … (0 comments)

3 Charts That Scream ‘List Your Home Today’ In school we all learned the Theory of Supply and Demand. When the demand for an item is greater than the supply of that item, the price will surely rise.
SUPPLY The National Association of Realtors (NAR) recently reported that the inventory of homes for sale stands at a 4.4-month supply. This is considerably lower than the 6-month inventory necessary for a normal market.

DEMAND
Every month NAR reports on the amount of buyers that are actually out in the market looking for homes, or foot traffic. As seen in the graph below, buyer demand in February … (0 comments)

Interest Rates Remain Stable "Markets had little doubt that the Fed would leave the funds rate unchanged at last Wednesday's meeting—futures markets implied only about a 5 percent chance of an increase before the announcement," wrote Pandl and Struyven. "Yet the decision was clearly a major dovish (no inflation on the horizon) surprise for markets, with interest rates declining across the curve and the dollar falling against other developed market currencies."

Weekly Mortgage Rate Update  The big event over the past week was Thursday's ECB meeting. The stimulus measures announced by the ECB made investors more willing to own riskier assets such as stocks, which was negative for safer assets such as bonds. The small amount of U.S. economic data released over the past week had little impact. As a result, mortgage rates ended the week higher.  THIS WEEK'S RATE TREND IS UP THIS WEEK'S RATE TREND IS U Chris B Johnson, REALTOR®               Featured Listing                   Time to Sell Your Home?

Curt Long, Chief Economist with the National Association of Federal Credit Unions, stated..."it seems far more likely than not that the committee will revise down its expectation of four rate hikes in 2016 in their March release.”
When Committee Chairman Jeb Hensarling took the floor for his opening statement at Wednesday’s hearing, he was a little more blunt in his assessment of the recent "economic headwinds".
“The reality is since the president was elected and the Fed embarked upon its unprecedented quantitative easing and zero real interest rate policies, working families’ paychecks have declined, their net wealth has declined and the … (2 comments)

In real estate, the housing market tends to go up and down in unison with the yearly seasons, with the busiest months coming in summer. This year, however, the market is still going strong as we near the Spring months.
Given the crazy year for housing, it’s really no surprise! Month after month, housing activity increased, reaching a nine year high in May. Many homeowners, who thanks to rising home prices and recovering equity are finally in a position to sell, are taking advantage of the current … (0 comments)

Chris B Johnson, REALTOR® Neighborhood Market Report  Mortgage Pre Approval  Time To Buy A Home
There is very limited inventory. We always think that six-month inventory is normal for existing homes. We’re in that mid-four-month inventory range. We know that rents are going to continue to rise. You have the option of either renting or owning. Rents have actually been going up while interest rates have stayed the same or even going lower. Current 30-year fixed mortgage rates are below 4 percent. I can remember when I was purchasing my first house—I had it built, and I was a professor at Texas … (0 comments)

Weekly Mortgage Rate Update  A number of factors caused volatility in global financial markets over the past week. Comments from central bankers around the world, slower growth in China, and U.S. economic data were some of the biggest influences. Despite several large daily moves, the net effect was small, and mortgage rates ended the week with little change.

 What Is My Home Worth?
The housing crisis is finally in the rear view mirror as the real estate market moves down the road to a complete recovery. Home values are up. Home sales are up. Distressed sales (foreclosures and short sales) have fallen dramatically. It seems that 2016 will be the year that the housing market again races forward.
However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory. While buyer demand looks like it will remain … (8 comments)
