I wanted to keep everyone up to date on whats going on in the real estate market in Oak Valley. Oak Valley sometimes called Heritage Farms, is located off of Catharpin rd. in Gainesville Virginia. There are 254 homes in the subdivision. 40% of the land in Oak Valley is common area for the community.
In the last 365 days, there has been 12 sales in the neighborhood. The average sold price was $624,500. The average days on the market was 36 days.

The Nothern Virginia real estate market continutes to improve. We are seeing a low inventory due to the changes in interest rates. Many people have decided to stay in their property, and keep the lower rate they have instead of moving. I expect this trend to continue. 
 
As you can see from the table below, all major counties average sales price is almost above $300,000. This data is from February 2014.
