Hello everyone, and I hope 2009 is off to a good start. Our market has definitely picked up. The phones are ringing, properties are being shown, and contracts are moving to pending status. We have had an unusually large drawdown on Lake Hamilton this year and surpriseingly even our lake properties are already getting attention.... So I had to go renew my tags and have always wanted to get the REALTOR plate, but the hassle of the extra paper work? Sigh! OK its not like Real Estate is challenging enough at times, but then there is the jerk that steals your sign! Now I have had the prankster who might move a sign to another address. My favorite was the time it was in a yard for a week or so before I found it. The funny part was people lived there and just left it there and did not bother calling or taking it down!
But this latest jackass takes the cake. Everyone here knows I just finished my house and am working on selling it. My house is half a block … (1 comments)

So the auction was held. Sellers present. Everyone in agreement of the numbers, including Broker/Auctioneer. There is no formal sign in sheet. Bidding commences. High bid wins and is told the sellers had a 2 hour window to accept. The contract was never fully executed. It had no dates, closing date, in fact it was left pretty much blank except for the price and "as is". A $10,000 earnest money check tendered. Auctioneer stated a call would be made when accepted and the contract was to follow as all sellers were present to sign at auction. The call came, but the … (0 comments)

Suppose you were researching a property that was up for Auction..
1st- You make a call to the Auctioneer and ask about the numbers. The response is approximately $3000/ month $36,000/year income.
2nd- You see the newspaper ad that states the same
3rd- You physically attend the Auction where sellers are present, and sellers tell you the same figures.
4th- You reconfirm the numbers with the Auctioneer..no change.
5th- P&L / books not offered. Best Due Diligence complete.
