listings: Existing Home Sales Surge into Summer - 06/30/17 04:06 PM

Existing Home Sales Surge into SummerSome Highlights: Existing Home Sales reached their third highest mark this year in May. Inventory of homes for sale has dropped 8.4% since last year, marking the 24th consecutive month of year-over-year declines. NAR’s Chief Economist, Lawrence Yun had this to say: “Those able to close on a home last month are probably feeling both happy and relieved. Listings in the affordable price range are scarce, homes are coming off the market at an extremely fast pace and the prevalence of multiple offers in some markets are pushing prices higher.”

listings: Facts Argue Why Jupiter Listing Now Might be Shrewd - 01/31/17 08:41 PM
Facts Argue Why Jupiter Listing Now Might be ShrewdIf this is going to be a year of upsets, the rules for when Jupiter listings are best initiated might be primed to fly out the window. There’s no guarantee that 2017’s Jupiter listing performance will bend the rules, but if the National Association of Realtor’s® news site is right, it’s a definite possibility.
The history has long demonstrated that the most opportune time of year to add your home to the Jupiter listings is during the peak spring and summer seasons. When you look at the volume of home sales through most years, … (0 comments)

listings: Thinking of Selling? Why Now is the Time - 01/26/17 12:27 PM

Thinking of Selling? Why Now is the TimeIt is common knowledge that a large number of homes sell during the spring-buying season. For that reason, many homeowners hold off on putting their homes on the market until then. The question is whether or not that will be a good strategy this year.
The other listings that do come out in the spring will represent increased competition to any seller. Do a greater number of homes actually come to the market in the spring, as compared to the rest of the year? The National Association of Realtors (NAR) recently revealed the months in which most people listed … (2 comments)

listings: Why Waiting Until After the Holidays to Sell Isn’t a Smart Decision - 11/15/16 02:59 PM

Why Waiting Until After the Holidays to Sell Isn’t a Smart DecisionEvery year at this time, many homeowners decide to wait until after the holidays to put their homes on the market for the first time, while others who already have their homes on the market decide to take them off until after the holidays. Here are six great reasons not to wait:
Relocation buyers are out there. Companies are not concerned with holiday time and if the buyers have kids, they want them to get into school after the holidays.  Purchasers that are looking for a home during the holidays are … (1 comments)

listings: Palm Beach County Foreclosure Listings : Less Plentiful but Worth Investigating - 02/29/16 02:48 PM

Palm Beach County Foreclosure Listings: Less Plentiful but Worth InvestigatingIt is entirely possible to think of a residence that’s been the subject of a West Palm Beach foreclosure as the real estate equivalent of a cute, cuddly orphaned kitten or puppy—one that deserves to be adopted by a loving family. You can think of the bank as the temporary animal shelter. With a little tender care, the adopted foreclosure can resume its place in the neighborhood, and all is well…
Or, a West Palm Beach foreclosure can be the real estate equivalent of a snarling mutt that turns out to be a … (0 comments)

listings: Jupiter Listings Share One Thing in Common…Even in Fall - 08/24/14 08:09 PM

Jupiter Listings Share One Thing in Common…Even in Fall The Jupiter listings aren’t dominated by any particular kind of seller—like local listings everywhere, all kinds of homeowners are represented. One attribute they generally have in common is the motivation to make their sale happen quickly. Sometimes that’s because they have settled on a new home purchase and want to avoid months of paying double duty on multiple residences. Sometimes a seller is relocating; sometimes there’s been a death or divorce. Regardless of the reason for entering their property in the Jupiter listings, most sellers are strongly motivated to do what … (0 comments)

listings: Palm Beach County Listings Show Changes After Real Estate Resurgence - 02/27/14 07:21 PM

It’s a little like fashion in men’s ties. The really wide or narrow ones you laugh at today will be back in style sooner or later. There’s an analogy in our Palm Beach County listings.
After the financial crisis in 2007, the average size of homes began to shrink. One major casualty was the “specialty room.” Specialty rooms (or special function rooms) are any room that serves a non-standard purpose. In the Palm Beach County listings, you find them described as gyms, saunas, home offices, laundry rooms, home theaters, au-pair suites, “man-caves” and outdoor living rooms.
These are extras: desirable, … (0 comments)

How a new agent landed $1 million in listings marketing to expireds We have been in the lab testing a new strategy and the results are staggering.
We tested it with a new agent who just received his license. We are talking green my friends.
It gets better; he came from the music industry and didn’t even know how to spell Real Estate.
He was able to get over a million dollars in new listings in one week spending less than $25 total.
We are going to share What he is doing What he is saying (The Exact Scripts) How … (0 comments)

listings: Pre-Inspection Reports Help West Palm Beach Listings Stand Out - 05/17/13 07:40 PM

If you are readying your home for sale this spring or summer, one of my favorite tactics to set your property apart from other West Palm Beach listings is to order a pre-inspection. If you’re not familiar with the term, a pre-inspection is a less detailed, less expensive visual inspection designed to report major conditions certain to be noted in the final. Why add this extra expense? Won’t buyers ultimately get their own inspection?
Yes, they will. But the purpose is not to replace a final inspection — it’s to attract more offers and hasten a final sale by minimizing … (0 comments)

listings: Zeroing in on the Right West Palm Beach Home for Sale - 04/05/13 09:11 PM
It was fascinating reading: especially if you currently have, or are looking for, a West Palm Beach home for sale. The New York Times’ headline was “After You Read the Listings, Your Agent Reads You.” I thought that sounded sort of hokey — especially since I’m one of the agents who is supposed to be doing the ‘reading.’
I had to agree with one of the signs for reading a client’s reaction to a given home for sale. If their “progress from the hall…through the living room…through the dining room…to the kitchen takes 30 to 45 seconds…that’s not so good.” … (1 comments)

listings: West Palm Beach Real Estate Listings: New Super-Highway - 04/02/13 03:50 PM

Remember the days when you didn’t have to rummage furiously through the house to find a ringing phone, because it stayed where it was supposed to be—plugged into the wall? You remember: it used to take less than 10 minutes to check out the TV listings because there weren’t hundreds of channels. And a gallon of gas cost less than a loaf of bread…
Of course, those days are long gone. Unless you want to live on an isolated island somewhere in an underdeveloped country, that’s that.
In the real estate profession, the good ol’ days are gone, too. When … (1 comments)
