real estate: Select Your Home Inspector Carefully - 01/19/16 05:20 AM

Selecting a home inspector is just as important as choosing the right real estate agent to guide you.  If you don't know where to begin try asking your real estate agent for recommendations.  Do some research on the recommendations to make sure you feel comfortable with their experience and credentials.  Not all home inspectors are alike, do whatever it takes to protect your investment.  Click here to read my full post on how to find a qualified home inspector in Maine and other parts of the country.

Everybody has his or her own interpretation of what it means to be an effective negotiator. Some believe that they need to possess a killer instinct, a win-lose attitude, or place what they perceive as their clients best interest in front of reality.
While negotiating, the true person comes out or the person you think you need to be. Viewing a negotiation as a win-lose game creates a competitive atmosphere that is based on our behavior rather then focusing on the goal. All parties involved should benefit from a successful negotiation.
Some keys to a successful negotiation are understanding the importance of effective … (1 comments)

Westchester County Real Estate Market Report 2015
The spring and summer Westchester County real estate market has come to a close and fall is now behind us.  Despite the current spring-like temperatures we are still seeing a shortage of Westchester single family home and condos.  Tight inventory levels have been a hurdle we all have had to face in the past two years, hence the reason for numerous multiple bid situations.  I avoid using "bidding war" because it carries such a negative tone.

real estate: New Closing Guidelines - Transparency Is Always Good! - 10/27/15 08:38 PM
I know everyone has said their piece on the new Closing Disclosure / TRID, and how it will affect real estate transactions. I wanted to add some background for the consumer and an article written by a local attorney, Jim Fleming of New England Title  and mortgage broker, Steve Lavallee in Yarmouth Maine.

Here is a link to the article - New Closing Guidelines And How They Affect Real Estate Transactions

I think it is important for consumers to know how and why we got to a place where more transparency is necessary.  Personally, I feel that transparency is something that should have always … (4 comments)

Your Greater Portland Maine Real Estate Buyers Agent will know what to tell the sellers side without weakening your negotiating position.

real estate: The Anatomy Of A Good Home Purchase Offer - 03/26/15 11:25 PM

As easy as making an offer on a home seems it can be very difficult for some to do. As an agent I get asked all the time "what do you think we should offer"? I technically cannot tell you what to offer just provide you with market data and support in order for you to make an informed and comfortable decision.
My approach is simple; we need to make an educated offer. An educated offer is one where we have analyzed the most recent, comparable sales data to the subject home. It is very important to compare Colonial homes with Colonials because it's not ideal to compare them to a … (2 comments)

real estate: It Pays To Be An Accredited Buyer Representative In Westchester County - 12/31/14 04:33 AM

I received an email yesterday from a prospective home buyer in Westchester County.  They are looking for a buyers agent to represent them, specifically, an Accredited Buyer Representative.  Most people feel a buyers agent is a buyers agent but there is a level of commitment to the practice that makes an ABR  stand out.
Not often do I have customers ask if I'm an ABR but it speaks volumes to me when they do.  It tells me that they are intellectual, pay close attention to detail, and recognize the importance of our commitment to buyer representation.
When I first became an ABR back … (4 comments)

real estate: I Think These Buyers Are Stuck On Their Dream Home - 10/06/14 10:43 AM

I recently received a referral from an agent that I've worked with in the past.  The buyers are a young couple and looking to purchase their first home.  I was told in advance that they had experiences with two other agents in my county but felt one wasn't really doing anything for them and the other wasn't proactive at all.  So now I enter the picture and meet them for my initial buyer consultation to discuss their lifestyle, needs, wants, and the process.

They tell me that they are up to speed with everything that is on … (6 comments)
