Rarely do I feel this way about clients but these two were utter characters.  I had a closing on a listing that was in my portal for a year and a half.  We had 3 previous deals fall apart for various reasons (beyond my control) and of course, the one of the sellers held it against me.  The first buyer got denied for their mortgage after we were in contract, the second buyer was trying to poke holes from the very beginning and dragged everything out until the deal died, the third buyer was scared off by previous termite acitivity that … (4 comments)

Inventory remained tight in Tarrytown this spring and we saw 4 single family closings in the month of July.  These numbers are down 55.6% from 9 the same time last year.  The sales/list price ratio moved up to 102.6% from 99.3% in June.  The median price in July was $970,393, up 104.5% from $474,500 last year.  This means that the homes that sold this month were of higher value.  inventory levels were 24 and down 20% from 30 in July 2013.  The average days on market of 130 was up substantially from 35 in June but down from 160 in July … (3 comments)

Overall the county is seeing similar conditions to what we saw last spring, tight inventory and high buyer demand.  Compared to this time last year, Westchester County saw a mighty 19.4% sales increase in the single family sector and 21% in the coops sector.  The condo sector is struggling a bit and declined by 15.2% from last year.  Single family nventory levels decreased in Westchester and the median sale price rose to $600,000 ($85,000 increase from last year).  The fact that there have many multiple bidding situations, prices were bound to inch upwards.  Even the million dollar sector is back to … (1 comments)
