Navigating Repair Requests in Today’s Market
In today’s market, home sellers need to be careful and savvy. There are companies we call iBuyers who will swoop in on homes, making offers on them without even seeing them. They suggest they’re offering convenience to the buyers, but they’re also offering prices way under a home’s market value. Given the tensions between buyers and sellers, negotiating repair requests is a common sticking point in the selling process. Which types of repairs should a seller make if they’re looking to get the absolute most money possible? Today I’ll discuss the three imperative repairs for sellers … (1 comments)

market trends: Spring 2019 Austin Home Price Update - 04/05/19 09:14 AM

Friends and Clients,
2019 has gotten off to an incredible start as far as our Austin real estate market is concerned.
There has been a surge of buyer demand from millennials entering our market nationwide, and this is great news for anyone thinking of selling this year.
In fact, according to Odeta Kushi, the senior economist for First American Financial Corporation, 2019 is set to be even more lucrative on this front than we’ve observed in the recent past.
That’s because the “largest cohort of millennials [will soon be] entering peak household formation and home-buying age,” says Kushi. This will have a … (0 comments)

market trends: How The Recent Drop In Mortgage Rates Affects You - 02/20/19 07:57 AM

This is a welcome bit of relief:
Over the past two months, mortgage rates, which had been climbing steadily for over a year, started to trend down.
In fact, the 30-year fixed mortgage rate has dropped to around 4.45% from a high of 4.94%. For reference, that's the lowest level since April of last year.
What's behind this welcome change?
Well, there's been a lot of volatility in the stock market since November. This pushes investors into more predictable investments, such as bonds. And this, in turn, pushes bond rates down.
Mortgage rates tend to follow bond rates pretty … (0 comments)

market trends: Spring 2018 Greater Austin Area Home Price Update - 04/24/18 10:17 AM

Friends and Clients —
Each year, spring is the hottest season for real estate.
However, spring 2018 looks to be an especially important time for anyone looking to sell a home. Here are a few facts to get you thinking:
1. Demand continues to outstrip supply
The number of homes on the market is near an all-time low, and listings of existing homes have plunged 8.1% over the past year.
While this means that the total number of sold homes has actually decreased, demand continues to be strong. This is driven in large part by a good job outlook and the growing number of millennials entering … (1 comments)

market trends: Spring 2017 Austin Home Price Update - 04/18/17 08:50 AM
Friends and Clients —
If you are looking to sell your home, then three recent developments make this spring a unique moment to do so quickly and at a top price.
First, mortgage rates have stabilized.
From a low of 3.41% last July, the 30-year fixed mortgage rate spiked up after the election and reached a high of 4.31% in December.
However, rates have stabilized over the past few months, and despite the increase, they are still near historical lows.
Second, jobs are up.
The U.S. Bureau of Labor Statistics reports 235,000 new jobs in February and 2.3 million over the past year. This reflects continuing growth … (1 comments)

Spring 2016 Austin Home Price Update

Friends and clients,
I write you today about the recent Fed decision to raise interest rates. Don’t worry. You won’t see the cost of mortgages increase too much. It’s only a 0.25% rate hike. However, as our Austin economy improves, interest rates will likely rise further making it more expensive to buy a home. If you’re thinking of selling your home, this affects you now…
Your home will sell for its maximum price in 2016. The upcoming spring selling season is going to be hot. Not many homes are for sale in Austin – inventory is very tight.

Today, we'll speak about the downfalls of purchasing a distressed property. A lot of people think that these homes are good deals, but there are some things that you need to be aware of prior to purchasing them.

1. Buy a clear title to the property: I have seen people purchase foreclosures that have outstanding liens on them from the prior owner. You will be liable for these liens once you buy … (1 comments)
