I had a customer say they were a little worried about buying right now because they read an article saying that the prices were going to come down more this year. One indicator that a Real Estate market can get stronger is when people are working. A lot of the worry about whether now is the time to buy a house or not has to do with the economy. I noticed this article linked in the St. Paul's Realtors Assocation Newsletter. It indicates that the Twins Cities Jobless rate is the 3rd lowest in the nation (read more)... More of the same in the Twin Cities housing market. I like the commentary below provided by the MPLS Association of Realtors comparing the housing market to the Minnesota Golden Gophers sports teams. It is true because if your a home owner for the last few years its been pretty poor as you have seen your equity go backwards like the football team. I have been saying there is a lot of hope on the horizon which is sort of a crossover between the basketball and hockey team.

Seems to be a carbon copy of last weeks report! New listings down and pending sales up! Even though we are in the Holiday season and cold weather season here in Minnesota. Below is another edition of the Twin Cities weekly market report that comes to my email every Monday from the Minneapolis association of Realtors. Every week the listings decrease over last years numbers at this time. Each week the pending sales have increased. This particular week there was a 46.8% increase!!! I would love to see the 'Months Supply in Houses' go below 6 months. I think we will see that soon. There continues to be more life in the market then there was last year at this time. I think we will see it continue in December!

I skipped relaying this report last week because its sounds like a broken record. Listings down year over year and pending sales up. LOOK at those numbers below! Pending sales are 30% higher then they were the year before. Good news for sellers. However, not good news is that prices are down almost 10%. Reminder though these are good numbers overall for buyers and sellers because we are about to turn the corner in this market! Buy with confidence! If you are looking for a home in Minnesota, and more specifically the metro and extend areas of the Twins Cities I am touting NOW as the BEST TIME TO BUY! Why is it the best time to buy? 1. The time between Thanksgiving and Christmas seems to be slower in the Minnesota Real Estate market. This is really starting to sound like a broken record! But this is good news for both buyers and sellers at this point. Less listings and bottom prices. Sellers need the listings to decrease so moving forward the supply and demand can level off and prices can slowly start to rise. Buyers should be excited because it truly seems like we are at market bottom. Below is a summary of what has been happening in the local market from the Realtor Newsletter that comes to my inbox weekly. Lately I have been sensing the listings are down. Right now its been real difficult for my investors and townhome buyers to find a place. Everything sells so fast. This is a good sign that we are in a more normal Real Estate Market and the bottom priced homes have found the end to their price drops. We probably have a ways to go to sort out the "upper bracket" homes. More info below...

Last year at this time we had the mad rush for many buyers to get the home purchased so they could get the up to $8000 tax credit. What that left us with in the Minnesota Real Estate market was a lot less buyers in the summer because so many buyers who would have normally bought in the summer instead made their purchase before April 30th.
