In this market if you wait ONE DAY to see a HOUSE it is now often too late.  They get listed and have several offers by the end of the day.  So how can a buyer find a house and get an offer accepted.
1) Be prepared to offer $10,000 to $20,000 over the asking price.
2) Be ready to write up an offer right after seeing the house.
3) Be flexible with closing dates.
4) Get approved for CONVENTIONAL FINANCING ... some bank still won't take FHA or VA loans.

I had a thought cross my mind after reading this featured post by Conner and Paris MacIVOR says: Revealing your Hand with regard to Multiple Offer Situations.  Has most people know an agent is not suppose to disclose what the other offer prices are on multiple offer situations.  Like this post says many agents try to get the information out of the listing agent.
Working with a lot of buyers it is now fairly frustrating that every house seems to get multiple offers.  It wastes a lot of peoples time to write offers that don't come close to getting accepted.  Most … (9 comments)

Yes! You heard me! I LIKED IT BETTER WHEN BANKS WERE PRICING THE LISTINGS TOO HIGH.
When the listing was overpriced at least you could get an offer submitted without 7 other offers coming in on the home driving the price way over asking price!
Now you see a house come up and you have to scramble to go look at with a buyer. Then you have to tell them why they need to offer $10,000 or more over asking price.  Lets say you are successful in getting to the house before its is sold. Now more then ever buyers are conscious of getting a good price and rightfully so. The market has came down and with the economic reports we are led to believe it will get worse, so those who are buying want to make sure the price is low enough that if the market drops further they still are sitting good.
That being said - WHAT SHOULD YOU OFFER?
Here are some common ideas of offers I hear from buyers:

The bad news is that I was not able to take part of the weekend off. Sure I went to my sisters to celebrate my nephews birthday, but I received 3 offers on a listing so that kept me on the phone a lot of the day.
