The market has been trending upward since the end of 2011 when we hit the bottom of the market. The momentum seems to be growing with a high demand for houses and many buyers waiting for homes that meet their needs to come up for sale.

The Twin Cities Real Estate market has been red hot since February. The months leading into the Spring market were showing a decline in listings and an increase in pending sales. Even though the prices were still down last fall and winter I figured the Spring market would turn out to be great!

I read today that the April median sales price jumped 12.8% over last year making it the highest jump since 2004. We have seen a lot of buyers come into the market this Spring, and surprisingly we have not seen a glut of foreclosure listings that everyone keeps talking about.
More good signs of life is that the "move up" price range and buyers are out there buying. More people seem to be in a position to sell their home and "move up" to a bigger and better home. This is helping the increased median sales price.

The Twin Cities real estate market has really picked up. I predicted the frenzy of activity months ago and urged buyers not to wait, but to buy homes during those winter months because I knew it would get crazy this Spring.
Spring is here and I did not imagine that it would be has crazy as it is. Houses are selling within days, and sometimes within hours. Most get multiple offers. With this weeks Minneapolis Association of Realtors Market Activity Report we saw the trends to continue with decreased inventory, increase pending sales and decreased median sales price.
No one seems to want to make predictions for 2012. Just in case this is the first time your reading my commentary on these reports I am being bold and making predictions:
1. Lower price homes will see a slight price increase heading toward Spring. Lower priced homes vary by area but I am talking about the homes first time buyers and investors are buying.
