sequim: Are Port Angeles Homes Getting Smaller?
- 12/21/09 08:06 AM
Are houses getting smaller in Port Angeles? There have been many articles written about how retirees are building smaller, more energy efficient homes. Of course, "energy efficient" and "green" does not necessarily mean smaller, but less square footage does facilitate the two. There has also been an inducement to build smaller homes because of the increasing cost of land development and home construction. With higher price tags, mortgage payments have grown dramatically, and the mortgage debacle and record foreclosures are more than a shot across the bow for retirees. The real estate market in Port Angeles continues to set its own (0 comments)
sequim: Why building a new home beats buying an existing home . . .
- 12/23/08 08:11 AM
Building your Sequim or Port Angeles retirement home soon? There are a small number of luxury homes for sale in the area, but the sellers have been frustrated, because they've been unable to sell their homes in the upper price ranges, $500,000 to $900,000. If you are planning your retirement in Sequim or Port Angeles, you may be grappling a little with the choice of buying an existing home or having your next home built by a custom home builder. What is the biggest single reason people ultimately decide to have their retirement home built? Perhaps some visual aides will make (0 comments)
sequim: Why homes over $500,000 are almost impossible to sell . . .
- 12/23/08 07:42 AM
Sequim and Port Angeles homes for sale in the upper price ranges, say above $500,000, are almost impossible to sell right now. Why? There are two major reasons. Reason No. 1. In Sequim, and even more so in Port Angeles, the percentage of buyers represented in this price range above $500,000 is only about 2% of all buyers in the current market, depending on what week or month you analyze. Generally, over 80% of homes sold here are in the $200,000 to $300,000 price range. Here are the sales for Sequim and Port Angeles in December, 2008 (as of yesterday 12/22/08): (6 comments)

sequim: Your Asking Price Determines If and When You Sell...Period.
- 08/21/08 04:31 PM
Price reductions annd price adjustments on a listed property can catch the attention of other Realtors and buyers, and result in a sale, but it will have to be a signficant price reduction in this market. Here is an excellent article on pricing written by my colleague wand republished with his permission. Chuck Marunde
Not all sellers understand that their asking price is the ultimate determination of whether they will sell their property or not. Not only does the asking price affect if you'll sell, but when and for how much. The longer it takes you to get to the correct fair market (1 comments)
sequim: Retire in Sequim
- 07/25/08 05:06 AM
Sequim, Washington is a popular retirement community. Of course, we have the so-called “rain shadow” and pilots talk about the hole in the sky over Sequim all the time. Our sunny weather is wonderful, although it doesn’t rain in the northwest nearly as much as people think. I’ve rarely been in Seattle when it was actually raining. A few times yes, but many more times no. We’re away from the nightmare traffic of the I-5 and I-405 corridors of the Seattle and Tacoma metropolitan areas. Since Sequim is on the northern Olympic Peninsula just over two hours drive from Sea-Tac International (1 comments)
sequim: Connecting Sequim Sellers with Buyers
- 07/24/08 05:05 PM
Selling a home or land in Sequim or Port Angeles in the current market conditions is no small challenge. Many sellers are reaching the emotional and financial exhaustion point, because they are NOT connecting with prospective buyers. What used to work doesn't work so well anymore. Buyers are more astute in using the Internet, and sellers are rarely experts on the new marketing required to sell a home. Actually, very few real estate agents on the Olympic Peninsula understand technology and Internet marketing. Times are changing, and selling real estate is no longer a simple matter of running an ad in (0 comments)
sequim: Custom Home Builders - Does Size Matter?
- 07/02/08 03:27 AM
Building a new home in Sequim or in Port Angeles is a challenge and can be stressful, but the beginning of the process may be the most important: selecting a home builder. People often assume facts not in evidence, such as this one: hiring a small builder will get them more personal attention and higher quality. This assumption is not necessarily true. What is a small builder? Generally a small home builder in terms of construction volume is 25 homes per year or less, but in a smaller rural area, such as Sequim and Port Angeles, I would suggest most people (1 comments)
sequim: Why have a security gate on your driveway?
- 05/03/08 07:55 AM
Sequim security gates, Port Angeles security gates for private roads and driveways--why have one? There are four (4) major reasons, but most people would probably not guess the first one. A security gate serves more than one purpose, and the most common benefit and the most important benefit are not necessarily the same. Here are the reasons for a security gate in order of how often the gate returns a benefit.1. A security gate stops garbage dumpers before they can dump wash machines, tires, and other garbage on your property, or on the drive to your home. People of low standards dump (0 comments)
