The young Osprey are out of the nest and making their first flights around Belmont Bay. As I stepped outside today there was quite a racket and sure enough this one was sitting in the tree by the dock. The parents were circling and keeping other birds out of the way.

Today was closing day on another Belmont Bay condo. The unit in Harborview was listed on May 2 for $335,000. We were under contract in 10 days and closed for the list price with a seller contribution of $4,000.
The buyer has been renting in the building for the last 6 months and lives across the hall. Moving is a matter of opening one door and tossing belongings into the new home. Okay that wouldn't work out very well but you get the idea.

For some reason when I took this photo I thought of the helicopter drones often seen flying in the parking lot in Belmont Bay. In this case of course the drone is a dragonfly who landed perfectly on leaf floating in the golf course pond.

This mornings quick moving thunderstorm struck close to home. Everyone is okay. The owners and their dog made it out of the house as well as the neighbors.
The old 1 Mississippi-2 Mississippi-to count the time between lightening and thunder didn't even get a chance to form in my head. It was obvious the lightening had struck nearby. Within 10 minutes the sound of approaching fire trucks sealed it. Peeking out my back door I could smell smoke and see the trucks arriving.

Today my sellers went to closing on their Harbor Side condo in Belmont Bay. The condo featured 2100 square feet with loads of upgrades. The property was listed for $425,000 and sold for list price with closing cost assistance to the new buyer using a VA loan.
