belmont bay: Northern Virginia New Urbanism-Is it For You? - 08/01/08 11:00 PM
It doesn't take an urban planner or city designer to be able to tell the difference between a Northern Virginia neighborhood built in the 1950's and 60's with a neighborhood built in the last 10 years.  In many areas closer to DC, infill communities have been built with a very different lifestyle in mind. The new neighborhoods don't have large backyards that used to keep families in the rear of their house and spending hours mowing on the weekends.  In there place are front porches where neighbors interact with each other and smaller gardens that can be tended easily in just a few … (6 comments)

belmont bay: Good Buy Foreclosures in Prince William County (Belmont Bay Edition) - 07/28/08 11:54 PM
Today’s edition of newer foreclosures in Prince William County looks at the Occoquan River front community of Belmont Bay.  With a VRE station at the entrance to the community and walking paths along the waterfront the community of Belmont Bay is a very popular place for residents of all ages.
Military families enjoy Belmont Bay’s location due to the close proximity to Fort Belvoir, easy access to Quantico and the entrance to the express lanes to get to the Pentagon.  Only one of the available foreclosure properties currently listed exceeds the VA Loan limits.  With the proposed changes to FHA financing raising … (3 comments)

belmont bay: A Crazy Day on the Occoquan River - 07/27/08 02:39 PM
Despite a torrential downpour that hit the Occoquan River Festival in the early afternoon everyone who helped plan and participate in the event will call it a success.
The American Spirit sailed into Belmont Bay right on time and there was a line waiting to take off on the first water taxi to Occoquan Regional Park at 11 am.  By 1 pm the Children's Science Museum had counted 250 visitors through the interactive trailer.
Now I will have to say that if I didn't know it already it was reinforced today that trying to hold down a canopy with a metal … (4 comments)

belmont bay: Rolling on the River-Occoquan River Festival July 27, 2008 - 07/26/08 01:49 AM

Have you ever wondered what it might be like to be able to enjoy a water taxi ride between Old Town Occoquan, Belmont Bay or Occoquan Regional Park?  Then you need to come to the Occoquan River Festival this Sunday July 27th to take a ride on the two water taxis; Half Shell or Miss Rivershore that will be running between the festival locations to find out. Water taxis aren't new to our area but they fell out of use almost 100 years ago.  Now with commute times increasing and roads become more congested local officials are looking at ways … (3 comments)

belmont bay: Good Buy Foreclosures in Prince William County (Woodbridge Edition) - 07/22/08 01:17 AM
It isn’t unusual these days to find buyers vying for the cream of the crop foreclosures in Prince William County.  With sales up over 50% from a year ago and prices down over 30% the perfect storm has formed in the Woodbridge area.   With FHA financing becoming  the norm for most buyers, finding a home that will pass the discriminating eye of the FHA appraisal has become critical.
More and more buyers are looking at the newer neighborhoods of Belmont Bay, Port Potomac and River Falls (to name a few) at homes where the paint has barely dried from when the … (3 comments)

belmont bay: Grab Your Passports and Join Me in My New Location - 07/21/08 12:01 PM

It seemed about time to change my Active Rain profile to accurately reflect where I live, work and play.  When I first joined Active Rain my office was in Burke in Fairfax County and my home was in Belmont Bay in Prince William County.  A few months ago I moved my office to Lake Ridge in Prince William County and it seemed fitting that I should also move my Active Rain profile to Prince William County as well.It was tough packing up the boxes and getting out my passport to make the official journey to Prince William County.  Clients had … (8 comments)

On July 27th at 8 am the sixty-five foot American Spirit Schooner will set sail from Old Town Alexandria to Belmont Bay in Woodbridge as a part of the Occoquan River Festival.   A few months ago I penned a post about the planning for the Occoquan River Festival through the new Occoquan River Communities committee made up of local businesses and residents along the Occoquan River.  After months of hard work the Occoquan River Festival is gearing up for its big debut.
The American Spirit Schooner will be docking at the Belmont Bay Marina around 11 am.   The boat will be open for FREE … (3 comments)

belmont bay: Traffic Jam on the Occoquan River - 05/06/08 01:00 PM
If you thought a traffic jam on 95 South was hard to handle then consider what happens when you put 200 boats on the Occoquan River at one time.  This weekend is the annual blessing of the fleet to be held at Belmont Bay in Prince William County.  The more than 200 boats scheduled to participate in the ceremony will be led in a procession by a fireboat from the Prince William Marina, pass under the Route 1 overpass and by the blessing boat docked at the Belmont Bay Marina. The blessing will be lead by the minister from Cranford United Methodist Church … (5 comments)

belmont bay: One Bad Apple Doesn’t Spoil the Whole Bunch…Or Does It? - 05/05/08 10:32 AM
On a regular basis the local press focuses on the negative aspects of the current market in Prince William County.  Buyers call to ask about the area and say we have heard the Prince William County is a "bad place to live."   It is an assumption that keeps many people from making an exploration through the great neighborhoods and communities that stretch across the entire county. For those that aren't familiar with Prince William County, the first thing to realize is how big the county is.  It stretches from the Potomac River at the eastern border and to the west the start … (12 comments)

belmont bay: Come Out To Play In Belmont Bay-Prince William Counties Premier Waterfront Community - 04/26/08 12:36 PM
Hidden just across the Prince William County line is the waterfront community of Belmont Bay.  As you cross the Occoquan River take a glance to your left and you will be surprised at what you will see.  A community Washingtonian Magazine has twice picked as one of the "best communities" to live in the DC area sits right on the Occoquan River.
With a variety of choices from detached homes, townhouses, and condos buyers can find just about anything they are looking for.  What makes it even more unusual is the VRE station at the entrance to the community making the commute … (4 comments)

belmont bay: Enjoying a Day on the Water in Belmont Bay - 04/24/08 02:46 PM
One of the great things about living in the Belmont Bay community in Prince William County is the number of ways you can find to enjoy an hour or a day by or on the Occoquan River. For land lovers you can spend hours sitting in the gazebo by the river walk reading a book and watching the boats go by.  You can also walk for miles along trails at the 400 acre nature reserve watching osprey's and eagles fly.

If getting out on the water is your thing then consider launching your kayak and paddling across the river to Mason … (10 comments)

A new committee has been formed crossing Fairfax and Prince William County boundaries to promote the Occoquan River Communities.  As a member of the committee I can tell you to mark your calendars for the upcoming Occoquan River Festival scheduled for July 27, 2008.Plans are underway to create an educational and recreational event to promote knowledge of the Occoquan River and the local waterways.  We are working on a number of activities to give families the opportunity to enjoy what our natural environment has to offer.  We are fortunate to have participation from the Lorton Arts Foundation, Occoquan Regional Park, Town … (3 comments)
