buying a home in northern virginia: Learning Your Way Around Northern Virginia - 11/23/12 10:11 AM
Relocation is always stressful.  It doesn’t matter how many times you’ve made a move the minute you get the word to pack your bags you need to learn the “language” of a new area. In Northern Virginia part of that new language is deciphering the difference between our cities and our counties.  Northern Virginia has a mixture that often leads to confusion.  For example we have: Fairfax County and Fairfax City Alexandria City and Alexandria (postal address) in Fairfax County Falls Church City and Falls Church (postal address) in Fairfax County Once you have figured that out then you need to … (5 comments)

buying a home in northern virginia: What You Find On Detours While Driving in Northern Virginia - 11/11/12 08:22 AM
My favorite road sign in Northern Virginia used to sit on the American Legion Bridge between Virginia and Maryland.  The message was one of the few road signs that made you laugh and told the truth all at the same time.  So when traffic starts to back up on a major roadway my clients need to be ready for the back road tour of the area.  This usually results in my clients seeing a few things then might have missed on the straight Point A to Point B house hunting tour.
On detours you get to see chicken statues on … (20 comments)

buying a home in northern virginia: Did The Sky Fall on May 1st for Northern Virginia Home Sales? - 05/05/10 01:14 AM
There has been a lot of gnashing of teeth and pulling of hair in the Northern Virginia real estate market as the deadline for the tax credit came to an end. Were sales going to stop?  Would the market crash?  Would buyers go back to sitting on the fence?
If the numbers for the first 4 days of May are any indication then the answer to all of those questions is NO.  Contracts are still being ratified thoughout Northern Virginia.  In fact 205 contracts have been ratified (MRIS Data) across Arlington, Alexandria, Fairfax, Loudoun and Prince William Counties since May 1st.  This … (8 comments)

buying a home in northern virginia: Think About “Goldylocks and the Three Bears” When Writing An Offer in Northern Virginia - 02/27/10 04:55 AM
In Northern Virginia the competition for listings is strong.  Not as crazy as the height of the market but in many cases listings will bring multiple offers. For buyers that means working closely with a buyer’s agent to craft the best deal you can on your dream home.  Recently while reviewing offers on a listing in Woodbridge the book “Goldilocks and the Three Bears” came to mind. Make an offer that is to low and your offer most likely will not even be considered.  What is to low?  If the average percentage of list price to sales price in a neighborhood … (14 comments)

buying a home in northern virginia: Walk to the Pentagon From Daventry in Springfield Virginia - 01/18/10 12:45 AM
Cindy have you lost your mind? You can't walk to the Pentagon from Daventry in Springfield (VA). It's 20 miles. You will be arrested as soon as you set foot on I-395 aka Shirley Highway. What is wrong with you?
Alright already but you can walk to the direct Pentagon Slug Line at the entrance to the Daventry neighborhood. From there you will be whisked safely down the highway to the drop off point at the Pentagon. If you aren't familiar with the term "slug lines" in relation to Northern Virginia commuting don't panic. It is a unique and legal way … (9 comments)

buying a home in northern virginia: Northern Virginia Buyers-Updated Addendum Spells Out Your Rights - 01/05/10 12:01 AM
Everytime a Northern Virginia buyer sees these remarks in the MLS:
“Must use seller selected settlement company” “Seller to determine settlement company” “Short sale being professionally negotiated by XYX settlement company and buyer must use for settlement”  They ask why can't I use my own settlement company? The answer is you can!
