buying a woodbridge va home: No Matter What You've Heard Cash Is Not Always King - 03/21/13 04:51 AM
There is an old saying "cash is king" and in real estate it often rings true.  But cash doesn't always mean your offer is going to be accepted.  Why?
It's simple really.  You can't offer cash at 75% of market value and expect a seller to be ready to drop everything and sign on the bottom line.  Even though a cash deal may come without the hoops a financed deal may have it doesn't mean the home is less valuable than the comps are.

In fact a lower cash deal can hurt everyone else in a neighborhood who is trying to sell … (16 comments)

buying a woodbridge va home: Lake Terrapin & Ridgefield Crossing Woodbridge VA Homes For Sale - 03/14/13 07:57 AM

About Lake Terrapin & Ridgefield Crossing
Are you looking a great home in the Lake Terrapin neighborhood and can't find it on the MLS?  The reason is simple and one that confuses many buyers in Prince William County.  Ridgefield Crossing is the legal subdivision name for the townhouses and some of the smaller detached homes in the neighborhood and Lake Terrapin the newer ones.  How did this happen?

Ridgefield crossing existed all alone on wide-open land. Then K Hovnanian (KHV) purchased the open land to build newer larger detached homes and a neighborhood called Lake Terrapin.  As the first … (6 comments)

buying a woodbridge va home: The Woodbridge Weather May Be Cold and Rainy - 01/15/13 10:03 AM
But the real estate market is hot.
It's hard to believe that it is already mid-January of a new year but the Woodbridge real estate market is hot.  Already 56 listings entered into the MLS on January 1st or later are already under contract.
Perhaps it is the low interest rates that are spurring buyers to realize the savings in buying a new home.  Per Freddie Mac President and Chief Economist Frank Nothaft "rates on 30-year fixed mortgages were nearly 0.6 percentage points below that of the beginning of 2012,, which translates into an interest payment savings of nearly $98,600 over the life … (14 comments)

buying a woodbridge va home: Taking A Look Back At Prince William County VA Real Estate Market - 01/01/13 07:20 AM
Though the official numbers for all of 2012 won't be released by the Northern Virginia MLS for another week we can take a sneak peek at where we've been.
Active listings in Woodbridge VA have continued to decline over the year.  As expected April to July were the high inventory months with a continual decline through the end of November.

As a result of the lower inventory and low interest rates buyers found sellers being able to stay close to their list price when accepting offers.

Though it is to early to make any predictions on the Woodbridge … (2 comments)

buying a woodbridge va home: Goldilocks & The Three Bears-Writing The Best Offer For Your New Home - 10/12/11 09:16 AM
In Northern Virginia the competition for listings is strong. Not as crazy as the height of the market but in many cases listings will bring multiple offers. For Northern Virginia buyers that means working closely with a buyer’s agent to craft the best deal you can on your dream home.Recently while reviewing offers on a listing in Woodbridge the book “Goldilocks and the Three Bears” came to mind. Make an offer that is to low and your offer most likely will not even be considered. What is to low?  If the average percentage of list price to sales price in a neighborhood is … (52 comments)

buying a woodbridge va home: Settlements-They Aren't Supposed To Be A Game of Musical Chairs - 06/29/11 11:23 AM
Once upon a time in the real estate world, a contract specified a settlement time and everyone was there ready to go.  Now it seems the settlement date in the contract is just a mere suggestion of when settlement might occur. It seems to be easiest to point the finger at the lenders as they are the one's holding the documents but quite honestly there could be enough finger pointing go in all directions.  Documents that aren't submitted in a timely manner, documents that mysteriously disappear, last minute conditions added by the underwriter, unfinished inspection items, who can sort it all out.In … (18 comments)
