This 3 level townhouse in the Potomac Club neighborhood was on the market less than 24 hours before we had an offer.  The buyers had been looking in the neighborhood for awhile and this end unit caught their eye right away.The owners were a military family who did not qualify for DoD HAP.  I first meet the owner on line in a group working to extend the DoD HAP benefits.  He was featured on Fox News and included in another blog post "Military Member Speaks Out On HAP Benefits."

Yesterday was the Rally to Protect Homeownership in Washington DC.  According to the count by the National Park Service we were 13,000 strong on the grounds of the Washington Monument yesterday morning. 
The rally was not just a chance to stand around idly to talk about the value of homeownership but part of the annual mid-year conference held in DC every year.

This morning Cindy Jones and CJ Realty Group went to settlement on our waterfront townhouse listing in Powells Landing in Woodbridge VA.  The owners of the home had left the area on PCS orders in 2009 and were eligible for the Department of Defense Homeowners Assistance Program (HAP).

Let me repeat that.  The Department of Defense Homeowners Assistance Program sale is NOT a short sale.The only common denominator between the two is that the homeowner is upside down on their mortgage.
An active duty servicemember who meets the qualifications for HAP does not interact with their lender in any way regarding the sale of their home.  They do not have to provide to their lender or the United States Army Corps of Engineers, who administers the program, anything that resembles a short sale package.

Are PCS orders considered a hardship? It's a question that we are asked frequently by military families stationed at Ft. Belvoir, Quantico MCB, the Pentagon and other installations part of the Military District of Washington. Last fall the Fannie Mae issued guidelines to include Permanent Change of Station (PSC) orders as a hardship. A hot line was (877-MIL-4566) created for service members to be able to discuss foreclosure prevention options available.

First a deployment and then PCS orders meant my sellers needed to make a move.  Unfortunately they had missed the deadline to qualify for the Department of Defense Homeowners Assistance Program (HAP) so it looked as if a short sale was in their future.  As we started talking about the process I learned they had a VA loan on their home which meant there was another alternative.

As my second client of the year packs their bags for a move to Okinawa I reminded them that they needed to make sure that they didn't miss the Churaumi Aquarium located on the north eastern part of the island.
