This morning Cindy Jones and CJ Realty Group went to settlement on our waterfront townhouse listing in Powells Landing in Woodbridge VA. The owners of the home had left the area on PCS orders in 2009 and were eligible for the Department of Defense Homeowners Assistance Program (HAP). The owners contacted me after reading a number of blog articles I had written about DoD HAP benefits and we discussed their eligibility for the program and next steps. As you know from reading my posts the Department of Defense Homeonwers Assistance Program (DoD HAP) is a hot topic for me. Trying to sort out rumors from facts means a good deal of research. One of the current hot topics is whether the recently published updates to the Federal Registry includes the official extension of the PCS order date to September 30, 2012. The current registry is ambiguous leaving it to the discretion of Secretary of Defense based on available funding. Today another of my listings in the planned community of Port Potomac went to settlement. This is my second settlement in Port Potomac in Prince William County for a military family using the Department of Defense Homeowners Assistance Program (HAP) benefits this year. dod hap woodbridge: Department Of Defense HAP Program-What Should A Buyer Expect?

As far as I know there isn’t a formal buyer’s guide for the Department of Defense HAP program. Recent conversations with a couple of other agents in the Northern Virginia area revealed that other agents do have a different approach to writing an offer for their buyers on a home being sold with HAP benefits than I do. However that being said here are the basics of what a buyer can expect. HAP isn’t signing your contract.
