fort belvoir relocation: Important News For Surviving Spouses in VA - 11/05/14 08:44 AM
One of the ballot issues in the recent Virginia election was a proposed amendment to the Virginia Constitution to exempt surviving spouses of military service members killed in action from real estate property taxes on their primary residence.
The amendment passed overwhelming with 87% of the voters voting YES to the change.

Though this doesn't remove the pain of the loss of a loved one, it may provide some small financial relief.

fort belvoir relocation: What Can I Buy For My Money In NoVA? - 11/04/14 04:23 AM
There are plenty of HGTV, BRAVO and A&E network TV shows that talk about “what you get for the money” in certain areas of the country. If you are a prospective buyer relocating to Northern Virginia or already living here and considering a home purchase the same question applies only on a much more micro level.  In Northern Virginia prices can change dramatically  "inside or outside the beltway."
Just to give you a general idea take a look at this chart from the MLS. It shows the “average” home price for three areas in Northern Virginia. The first is the Woodbridge zip … (2 comments)

fort belvoir relocation: Relocating to Fort Belvoir? Check Out Cook Inlet Across The Street From Post - 06/23/14 08:19 PM
Cook Inlet A Fort Belvoir Address But It's Not Post Housing When most people think of a Fort Belvoir  address they immediately think of the U.S. Army Post.  However Cook Inlet shares the Fort Belvoir postal address with its close neighbor but it is not part of the Army Post.
About The Cook Inlet Neighorhood The first issue to clear up about the neighborhood is the name. Though the official Fairfax County tax records show the name of the subdivision as Cook Inlet the neighborhood is also advertised as Inlet Cove and the entrance sign coming in the community says Inlet … (2 comments)

fort belvoir relocation: Dealing With Sticker Shock When You Head To Fort Belvoir Virginia - 11/20/13 08:42 AM
Most people hear the term "sticker shock" and they think of cars.  For military families relocating to Fort Belvoir from other bases around the country the term can also explain their first reaction to housing prices in Northern Virginia.  The current real estate market has helped lessen that shock but it is still something to consider as you decide whether you should buy a home in the area.
One of the many benefits that the military offers is the VA loan a perfect way to buy a home near Fort Belvoir with no money down.  The first thing I recommend to anyone … (5 comments)

fort belvoir relocation: Stationed at Fort Belvoir And Upside Down on Your VA Mortgage? - 11/19/13 08:21 AM
If you have a VA Loan you may be eligible for a VA Compromise Sale. In our region of Northern Virginia the VA Regional Office which will provide you with the latest updates is the Roanoke office. The VA Compromise sale does have several factors that are important to remember:
• The property must be sold for fair market value.
• The closing costs must be reasonable and customary
• The compromise sale must be less costly for the Government than foreclosure
• There must be a financial hardship on the part of the seller
• On loans that originated on or before December 31, … (1 comments)

fort belvoir relocation: Honesty Is Always The Best Policy When Completing A Rental Application - 11/18/13 07:47 AM
Desperate times call for desperate measures?   This week I've been making calls to confirm employment and income on rental applications.  Guess what?  One of the "employers" turned out to be a high school friend of the agent, who asked him to vouch for the applicant.  Fortunately when I pressed the "employer" for copies of pay stubs or W-2's he quickly fessed up and told me what was going on.
Certainly in times when owners are losing their homes due to short sales or foreclosures clouds on credit reports may be expected.  Some owners may feel comfortable renting their homes to someone with less than sterling credit. … (3 comments)

fort belvoir relocation: I Don't Need To Know About Financing That's What Our In-House Lender Is For - 10/17/13 09:28 AM
The offer arrived with a higher than "normal" request for seller closing cost assistance.  In attempt to see if we could make the offer work I asked the agent if they had talked about other financing options with their client.
"No I don't need to know about financing that's what our in-house lender is for" was the response.   Did you check with any other lenders to see if this was the best deal for your client?  "No the in-house lender can talk to them about other options."
I'm not an expert on all of the lending rules or programs available but … (6 comments)

fort belvoir relocation: Preparing For A Move Is Not Rocket Science-Plan Ahead - 09/29/13 09:12 AM

You’re selling your home and it's time to move.  Whatever you do don't leave planning until the last minute. Having made numerous moves in my adult life I've learned a thing or two.  The #1 tip is GET ORGANZIED.
The day you accept a contract on your house is the day you should start going room by room to make three lists, what goes with you, what's trash and what to donate. If you haven't used it in the last few years (unless its a family heirloom) then chances are likely it should go in the trash or donate … (11 comments)

fort belvoir relocation: Tenants Before You Hang Your TV On The Wall - 09/24/13 08:36 AM
Think about when you move out.
We are seeing more damage left behind by tenants who have mounted their TV's on a wall in rental properties.  The holes left behind or the sloppy patch job aren't passing the "normal wear and tear" test with landlords.
Even if a tenant manages to do a decent job of patching the holes there is the issue of mismatched paint.  Taking a paint brush and giving the wall a quick "wax on wax off" stroke doesn't make it better.  We are now added a clause in our leases specifically addressing wall mounted TV's.  If a tenant … (9 comments)

fort belvoir relocation: Moving With Your Pets To Northern Virginia - 05/29/13 11:50 AM
If your family includes a pet or two, making sure that they are safe and secure during your move can often be just as important as making sure your household goods arrive in one piece. Our family has moved around the world with pets and I know how difficult it can be find good care for your pet in a new surrounding.
The first thing to remember if you are moving with a pet is to make sure as you set aside a copy of your pets health history and medications that they may need while in transit. Since most pets … (16 comments)

fort belvoir relocation: "BAA BAA Black Sheep Have You Any Wool" And Your Cousins Too - 04/12/13 09:50 AM
Many visitors heading to George Washington's Mount Vernon Estate don't realize there is more to see than just his famous home.
In fact the estate has a 4 acre Pioneer Farm with animals that would have been part of the grounds during the 1700's.  It has been a busy spring on the estate and there are lots of new lambs in the barn and fields.  You can't help but get a smile as they call for their moms and even though they are all mixed together you can see they sort themselves out fairly quickly.
Now is a great time to go … (16 comments)
