Are you house hunting in Northern Virginia? Have you been calling from sign to sign hoping to score a deal by working with the listing agent? Do you understand what it means if you don’t have your own Realtor® working for you?
This means you are making one of your largest financial purposes EVER completely on your own. While the majority of Northern Virginia Realtors® working ethically it doesn’t mean you will be getting the information or advice you need. The listing agent represents the seller. They are obligated by the listing contract they signed to hold information the seller has … (26 comments)

lake ridge real estate: Should You List Your Lake Ridge Home During The Holiday Season? - 11/27/13 08:35 AM

It's a question many Lake Ridge VA homeowners ask themselves at the end of the year.  Should I list my home for the holidays?  Aren't buyers only looking in the spring and summer?  Is the work to keep my home presentable worth it?
To answer your question, should I list my Lake Ridge home during the holidays, YES you should.  Let me explain why.  Buyers don't disappear during the holiday season.  Last December in Lake Ridge 24 detached homes and 23 townhouses went to closing.  That's 47 homeowners who decided to keep their homes on the market for the holidays … (5 comments)

The problem is they are both on the ceiling!
We couldn't even reach the rocker switch to see what it turned on but that's probably a good thing.  I wondered what my favorite local home … (8 comments)

lake ridge real estate: Are Cash Buyers Dominating The Prince William County Real Estate Market? - 05/27/12 12:18 PM
You’re looking for a new home in Prince William County and you’ve heard “cash is king.”  Are you worried you might not have a chance against the investors?  Though there are sellers who prefer the clean nature of a cash transaction it doesn’t mean that cash is always in the drivers seat.
If you look at the number of transactions in Prince William County so far in 2012 you will see that cash accounts for 16% of the transactions.  Looking at the types of homes sold with cash over 2/3 of those transactions were either REO’s or short sales.  The average … (2 comments)

Yesterday I stopped by the Woodbridge office of the National Park Service to pick up my “America The Beautiful” season pass.  Turns out I was the first person to stop by the local office to get one and hopefully the word will get out about this great opportunity.  In support of our troops the National Park Service is offering a special free pass to use at any park maintained by the NPS for active duty military and their dependents for the next year.
In the Woodbridge area the passes are available at the NPS Regional office in Brook Center off of … (8 comments)

lake ridge real estate: There's Been A Turtle Pile Up At The Pond- Please Send Help - 03/28/12 09:50 AM

You would think with over 600 acres and multiple watering holes at the Occoquan Bay Wildlife Refuge the turtles could spread themselves out a bit.  However this must be the best place to hang out with your turtle buddies.
The OBWLR is a great place for kids to get to see lots of wildlife...oh and adults too.

lake ridge real estate: Are Realtors® Prodding Buyers To Overpay For A House? - 01/22/12 11:03 AM
This week on my blog in the Washington Post- “Should you make that low ball offer?  a commenter suggested “many agents will try to prod you into offering more than necessary in the hopes that the seller accepts and the agent can collect his/her commission that much sooner.”
The comment made me think about how consumers get the impression that Realtors® are only driven by a quick commission.   In today’s Northern Virginia real estate market getting a deal from offer to closing gets harder and harder.  There are no deals that are a slam dunk unless it is a cash … (16 comments)

lake ridge real estate: Multi-Million Dollar Producer Title-What Does It Mean To A Seller? - 01/14/12 12:03 PM
Over the last few weeks my local Realtor® association has bombarded me with emails reminding me it's time to apply for the 2011 Awards and Recognition.  Thank you but I'll pass.  It's not because I haven't qualified for the Top Residential Producer Award from the Northern Virginia Association of Realtors® (NVAR) but because I don't think the phrase means anything to the average consumer when they see it on a business card.First let's say that "Multi-Million Dollar Producer" and "Residential Top-Producer" in Northern Virgina are different meaning depending on what Realtor® association you belong to. If you belong to NVAR to … (38 comments)

lake ridge real estate: Are You Upside Down On Your VA Loan And Need To Sell Your Woodbridge Home? - 01/09/12 09:17 AM
If you're not sure what a VA Compromise sale is you can check out my previous post "Military Families Options if You Are Upside Down on Your Mortgage."  In brief it's a short sale for VA loans.
Now the Veteran's Administration (VA) has added a $1500 Relocation Bonus for VA Compromise Sales at closing. The funds must be shown on the HUD-1 provided at closing.
This announcement comes on the heels of the Treasury Department saying some military families may be eligible for HAFA approved short sales without showing a drop in income. Fannie Mae and Freddie Mac have also changed … (12 comments)

lake ridge real estate: Three Important Words Realtors® Need to Know in 2012 - 01/02/12 07:04 AM
It's painful but there are times when we need to pull out these three simple words; "I Don't Know."  This past weekend a lender asked me for information on a condo association.  My holiday brain wasn't connecting and I started to give him an answer off the cuff.  Then it dawned on me the best answer was  "I don't know."  There was no sense sending him on a wild goose chase with incorrect information.  Instead I asked for 15 minutes to look up the answer to what he needed.  Sure enough if I had given him the answer that first popped … (62 comments)

lake ridge real estate: Acknowledging Receipt Of An Offer-It's Simple - 12/17/11 01:36 AM
You put time and effort into putting together an offer for your clients.  You make sure the other agent knows the offer is coming.  And then you wait...wait...wait...and wonder?  Did the offer make it to it's intended destination. It doesn't matter whether you have sent it by email or (gasp) by fax, having an agent acknowledge receipt on the other end is a simple gesture.  If the offer has come by email it's as simple as hitting "reply" to say thanks I got it.  If the offer comes by fax a quick text or email back is appreciated. After waiting for hours, having … (56 comments)

lake ridge real estate: Declined For Financing? The Not So Little Contract Details - 12/16/11 11:12 AM
We're sorry to inform you our buyer doesn't qualify for financing to purchase your property so we would like to void the contract.  Those words can send a chill down the spine of any home seller.  In the Virginia Regional Sales Contract  the type of financing to be used, the length of time for the financing contingency and whether the contract is contingent on an appraisal are clearly spelled out.  In various other paragraghs throughout the contract more information about the financing contingency is spelled out and what constitutes DEFAULT under the financing contingency.
The problem in this case was the … (44 comments)
