The day you accept a contract on your house is the day you should start going room by room to make three lists, what goes with you, what's trash and what to donate. Desperate times call for desperate measures?   This week I've been making calls to confirm employment and income on rental applications.  Guess what?  One of the "employers" turned out to be a high school friend of the agent, who asked him to vouch for the applicant.  Fortunately when I pressed the "employer" for copies of pay stubs or W-2's he quickly fessed up and told me what was going on.

The offer arrived with a higher than "normal" request for seller closing cost assistance.  In attempt to see if we could make the offer work I asked the agent if they had talked about other financing options with their client.
"No I don't need to know about financing that's what our in-house lender is for" was the response.   Did you check with any other lenders to see if this was the best deal for your client?  "No the in-house lender can talk to them about other options."

Looking at the overall sales for Fairfax County VA for March 2013 shows that conventional financing topped the charts for buyers.
The volume of home sales in Fairfax County was up in March 2013 over March 2012 volume by 11.85% while overall inventory was down 38.44%. 
With the lower inventory sales prices are once again on the rise.  The average detached home sales price rose 13.05% to $711,379.  The average townhouse price rose 12.78% to $350,777.

Earlier this week the Washington Nationals baseball game got off to a late start.  The reason?  The Umps were stuck in traffic.  No really it's true.
I'm not 100% sure where they may have been coming from but if they had called me they would have known the best Northern Virginia commuting options to get to the stadium from home.   My guess is they decided to drive into DC during rush hour instead of taking the Metro to the Navy Yard and making the 1 block walk to the stadium.

Many visitors heading to George Washington's Mount Vernon Estate don't realize there is more to see than just his famous home.
In fact the estate has a 4 acre Pioneer Farm with animals that would have been part of the grounds during the 1700's.  It has been a busy spring on the estate and there are lots of new lambs in the barn and fields.  You can't help but get a smile as they call for their moms and even though they are all mixed together you can see they sort themselves out fairly quickly.

It seemed like a crazy question and then I laughed.  The buyer was headed to Fort Belvoir from Arizona they had checked and they couldn't find Northern Virginia anywhere on the map.  It just wasn't there.
 Oh well actually there isn't a Northern Virginia like there is a North or South Carolina it is just a local term.
