prince william county real estate: One Fish, Two Fish-You Too Can Catch A Fish - 01/22/08 11:21 PM

It isn’t often that you see an event being planned in the community and it makes you think of a Dr Seuss book. However the latest event being planned by the Lake Ridge Parks and Recreation Association is a “fishing trip.”
Trip might actually be a bit of a misnomer. Actually the fish are going to be in the Ridgewood swimming pool. Yes you read that correctly. The association is going to fill the pool with 700 rainbow trout and for $7.00 per person you can drop a line and catch your limit (of two). Now as someone who has … (14 comments)

prince william county real estate: Prince William County-Another Small Piece of Local History - 01/18/08 05:32 AM
Sometimes you can drive past a landmark for years and not really notice it.  Then one day you happen to glance at it again and wonder a bit more about the story behind the little white building by the side of the road.  In this case it is another one of the small white frame churches you find that hasn’t been demolished to make way for “progress.”
The Sacred Heart Parish first began in 1914 as a congregation made up primarily of Czech and Austrian families living in Manassas.  In 1929 part of the congregation left and built the Annunciation of … (14 comments)

prince william county real estate: Prince William County Foreclosures-Newer Homes In Woodbridge are Foreclosures Too! - 01/09/08 01:58 AM
A number of the properties listed as foreclosures in Prince William County are homes that have been built in last few years. In fact in Woodbridge you can find 30 homes built since 2005 currently listed for sale. These homes range from condos and golf villas in Belmont Bay to luxury detached homes in River Falls. Since these homes are newer many of them are still covered by the builders warranty and have some of the upgrades today’s buyers are looking for. In fact some of these homes have never been lived in having been purchased by speculators who hoped to … (8 comments)

prince william county real estate: Southern Style Cooking at Dixie Bones BBQ - 12/31/07 11:08 PM
When residents of Prince William County have a hankering for southern style cooking they don’t have to look any further than Dixie Bones BBQ in Woodbridge.  You can smell the BBQ cooking as soon as you turn in the parking lot off of Occoquan Road.
Opened in Woodbridge in 1996 (previously they were in DC) Dixie Bones is not a fast food restaurant.  Instead they focus on taking the time to make great home made food from SCRATCH even including the buns for your BBQ sandwich.  As soon as you walk in the door you know why the restaurant is a … (3 comments)

prince william county real estate: A Forgotten Loan Program for Virginia Buyers - 12/17/07 02:19 PM
Often misunderstood and overlooked by Northern Virginia homebuyers are the loan programs offered by the Virginia Housing Development Authority (VHDA). Why?
One reason is that for years the only way to get a VHDA loan was to deal directly with a loan counselor in Richmond. The program required certain items which normally convey with a house in Northern Virginia such as a stove and refrigerator be separated out from the sales price of the house. The paperwork was a nightmare and as a result many agents wouldn’t even suggest it is an option for a first time homebuyer.
Now those barriers … (3 comments)

prince william county real estate: Rivergate Condominium Project Finally Breaks Ground - 12/14/07 11:01 PM
The long anticipated Rivergate Condiminum project in Prince William County is now underway.  The community located on the Occoquan River will eventually house three fifteen story buildings and a 10,000 square foot club house and marina.   This will make it the largest high rise development in Prince William County.  Currently the largest high rise in the county is the nine story Harborview Condominium located a quarter mile down the river in Belmont Bay.
Ground breaking was originally scheduled for the first quarter of 2007 but the projection is still for the first building to be ready for new owners by the … (3 comments)

The Potomac Club community located on 200 acres in Prince William County was recently named the best selling planned community in the Northern Virginia area by the Hanley Woods Market Intelligence report which tracks new home developments across the area.
Three recognized builders; Pulte, Ryan and M/I homes are working with the Kettler Brothers on the development of the area and are making great progress in transforming the area into a mixed use neighborhood that includes townhouses, condos and commercial space.

prince william county real estate: Welcome Home Meg and Paul - 11/26/07 01:35 PM
A few weeks ago I wrote a blog entitled Did You Just Hang up on a Potential Customer about a phone call from a couple who had some questions about a new home construction contract.  After pulling their offer on the new home we decided that resale properties in established Prince William County communities made the most sense for them in the long run.   Even in a market considered to be "slow" the first home they made an offer on had multiple offers and then a few weeks later we spied a new listing on a cul-de-sac in Old Bridge Estates … (4 comments)

prince william county real estate: Whistle Stop Tour of Northern Virginia - 11/05/07 08:53 AM
Though you won't find fried green tomatoes on this tour you will find the Whistle Stop Café at the Quantico VRE Station. When the VRE first began operations along the I-95 corridor in 1992 there were questions as to whether the lack of housing near the train stations would derail the long term plans for the commuter rail. Since that time a new supply of "whistle stop" towns has sprung up close to the tracks and more are still to come.So let's take a quick tour of the communities that have sprung up around a few of the new VRE stations. … (4 comments)

prince william county real estate: Prince William County-Ridgefield Crossing and Lake Terrapin Combine - 10/28/07 03:00 AM
Are you looking a great townhouse in the Lake Terrapin neighborhood and can't find it on the MLS? The reason is simple and one that confuses many buyers in Prince William County.
Ridgefield Crossing is the "legal" subdivision name for the townhouses and some of the smaller detached homes in Lake Terrapin. How did this happen? Ridgefield crossing existed all alone on wide open land. Then along came K Hovnanian who wanted to build larger detached homes in the area and Lake Terrapin was born. As the first section of homes was being developed the homeowners in Ridgefield Crossing agreed to be … (3 comments)

prince william county real estate: Every Neighborhood Has One - 10/24/07 06:29 AM
When you are out driving around showing houses do you ever get a question from a buyer that throws you for a bit of a loop? Not the usual ones about traffic or the ones that we can't answer about schools or crime but the one about who came up with that street name?
Usually we are so familiar with an area that we can come up with a story or explanation. Roads named after historic figures, unusual landmarks or the developers family, etc. Occasionally though there is one that catches their eye that even you can't come up with an explanation … (20 comments)

Hidden just across the Prince William County line is the waterfront community of Belmont Bay.  If you are driving down US Route 1 and cross the Occoquan River take a glance to your left and you will be surprised at what you will see.  A community Washingtonian Magazine has twice picked as one of the "best communities" to live in the DC area sits right on the Occoquan River.  So take a tour of our photo album of this hidden gem on the Occoquan River.

prince william county real estate: Prince William County- Westridge Community - 10/10/07 12:34 AM
Tucked in the trees just off of Old Bridge Road in Prince William County is the quiet community of Westridge. Coming down the main tree lined drive you come upon the large community center, pond and fountain and you know you are in a neighborhood that makes you feel welcome.
Many times the community of Westridge is lumped together with its neighbor Lake Ridge but you will find difference between the two. Westridge has its own community center, its home owners association and is on the "other side" of Old Bridge Road Road. Westridge has a number of different home styles from … (3 comments)

prince william county real estate: Sensationalism Sells Papers - 10/05/07 01:12 AM
Say it isn't so.  Today the Washington Post ran an article blaming the housing issues in Prince William County on the Board of Supervisors decision to pass tougher policies on illegal immigration in the area.  According to the post article "Pr. William Immigration, Housing Ills Seen as Linked" when the county decided in July to have police check the residency status of anyone caught breaking the law a huge uproar began in the community.  It should be added that according to the police they have NOT begun implementing this new policy yet the Washington Post ties the housing market decline and … (3 comments)
