I've been working with buyers who have been trying to decide whether to make a "home sale contingency" offer on a property in Woodbridge VA or wait until they have a contract on their current house.  This isn't the first time I have had buyers who needed to make this decision.

With all of the new active adult communities in western Prince William County it may be easy to overlook an established community sitting above the Occoquan River in Woodbridge.  River Ridge was built by Pulte Homes between 1999-2001 and features a large club house, swimming pool, tennis courts, walking trails and lakes for fishing.

This morning I was out showing houses in an Active Adult community called River Ridge in Prince William County. Then it dawned on me what was happening. No, this isn't a personal question about your belly button.  I have some new buyers moving to the Northern Virginia area and they have been reading some of the literature that I sent them to look over before they arrive in the area.  Many cities have unique terms to describe different neighborhoods and those of us who live in this area have some unique ones as well.  I have written about our "slugs" before but realized there is another phrase we all use liberally that needed explaining to someone new to the area.

In previous "Out and About" Blogs I have told you a little bit of Historic Occoquan and some of the new developments within the town borders however the Occoquan River has a number of interesting Prince William communities along its banks.  The name Occoquan comes from the Dogue Indians and means "the end of the water".  The Dogue Indians lived along the banks of the Occoquan and were among the first Indian Tribes that the European settlers encountered after landing at Jamestown.

The good news for buyers still continues in Prince William County.  For this report I took a quick look at the 22191 zip code to see how prices did in June.  Prices are still lower than 2007 and buyers are able to negotiate good deals not only on resale properties but with builders as well.
