Recently I read a post where one Realtor® was concerned that agents "outside" their area were portraying themselves as "experts" in a particular market on-line. Buyer's who are still waiting for the bottom of the market in the Port Potomac neighborhood in Prince William County may be in for a surprise.   Prices for Port Potomac townhouses have made a significant bounce from Q1 2009 to Q1 2010.  Port Potomac is one of the newer neighborhoods eastern in Prince William County VA that was hit hard by declining prices and short sales in late 2008 and early 2009.

There is constant chatter among agents and buyers that the inventory for detached homes in Prince William County is at an “all time low.”
Though Woodbridge inventory for detached homes and townhouse is down from the 2008 and 2009 it isn’t at an “all time low” for this decade.

Gary has provided a valuable look at the new HUD-1 and GFE (Good Faith Estimate) that went into effect on January 1, 2010.  Hopefully the new forms will provide the details that buyers need to be able to make a more informed decision about what lenders are charging and keep the last minute "junk" fees from appearing on loan documents.
