The "snowpocalypse" of 2009 dumped about 20 inches of snow in Belmont Bay (Woodbridge VA) yesterday.  It had me humming "It's Beginning to look a lot like Christmas" most of the day.  To see more of what Belmont Bay looked like yesterday during the storm check out my snowy day in Belmont Bay video. If you would like to tour Belmont Bay during any season give me a call at 703-346-2213.  Let me show you the advantages of living in a resort community only minutes to direct transportation to DC and an easy commute to Fort Belvoir and Quantico.

prince william county real estate: Condo & HOA Documents: Always read the fine print. - 12/19/09 12:34 PM

It is amazing the number of buyers who take the binder from the HOA or Condo association and don't bother to open it.Two critical factors to consider.  The budget and the last 6 months of board minutes.  Why be concerned about the board minutes?  If a special assessment or raise in the dues are coming they will be discussed months before they actually happen.

When purchasing in a condo, or a home in a Home Owners Association; the buyer received a huge package of documents to read.
It’s a pretty huge book ( or several .pdf files) of … (2 comments)

prince william county real estate: Snowpocalypse- A Unique Way to Describe a Record NOVA Snowfall - 12/19/09 03:17 AM
Normally my posts on Belmont Bay are with the sun shining and neighbors out enjoying the surroundings.  Today I could only find two other people who were crazy enough to be out walking in the snow and cold.
No one can accuse me of being a fair weather agent. The snow continues to fall and has gotten heavier since I was out. The news has nicked named this storm a "snowpocalypse" which certainly has a better sound to it than the Blizzard of 2009. Hope you are staying warm today.

prince william county real estate: Take that HVCC-Fighting the Appraisal War and Winning - 12/14/09 05:13 AM
Over the course of the this year as agents lamented the HVCC changes my listings quietly went to closing with no problems.
This week one of my new construction listings hit the dreaded appraisal snag.  The original appraiser consider that the sales price for a water view unit with a big balcony and upgrades was worth the sales price of $370,000.  However three desk reviewers disputed the value and were trying to push a lower value.
The first phone call came from the original appraiser asking me for additional information to make sure he hadn't missed anything in his report.  Then … (10 comments)

prince william county real estate: Please please PLEASE run away from anyone who wants upfront money to help you with your mortgage modification. - 12/13/09 01:24 PM
This week I spoke with a seller who had spent over $3000 to a company to help with their loan modification.  It failed and now they are looking to list their home as short sale.  The money they used for the loan modification company is on their credit cards.  This will end up costing them much more than just the $3000 they've already paid out.

People in Michigan who are attempting to participate in the Federal mortgage modification program are facing stressful times. Unfortunately, when people are in distress it tends to bring scam artists out of the woodwork. Most people that … (3 comments)

This lovely little building is aptly named "The Cabin."  It sits on the property of Rippon Lodge the oldest home in Prince William County.  The property was originally part of an huge tobacco plantation that is thought to have encompassed 21,000 acres.  Today the property is owned by Prince William County and is open to the public.  It is just one of many terrific historical sites in the Northern Virginia area that have been preserved for everyone to enjoy.

prince william county real estate: Potomac Heritage Scenic Trail-Taking Steps Along the Occoquan River - 12/07/09 04:14 AM
Add up the miles and the Potomac Heritage Scenic Trail (PHT) runs 830 miles between the Potomac River and the Alleghany Highlands in the Ohio River Basin.  Compared to the Appalachian Trail which runs 2175 miles from Georgia to Maine the PHST is just a small trail.
In Prince William County (VA)  part of the Potomac Heritage Scenic Trail  runs through the town of Occoquan, Belmont Bay, Leesylvania State Park and ends at Quantico Marine Corps base.  Currently only small portions of the trail are open to the public so anyone who wants to enjoy the trail has to figure out a … (2 comments)

prince william county real estate: Belmont Bay-Tomorrow is Auction Day for River Club 2 - 12/03/09 05:28 AM
Anyone driving through Belmont Bay this week has seen the flurry of activity around the River Club 2 Condominium building.  A now defunct Comstock project the 19 remaining unfinished units in the building along with 84 development lots are being auctioned off Friday December 4th at the Prince William County Courthouse in Manassas.
Many buyers think the auction is for individual condo units.  It is not.  The auction is for the entire remaining 19 units as a parcel and the development lots as a separate parcel.  If a winning bidder is interested in buying both packages they will have that option to … (4 comments)

prince william county real estate: The 4 letter word that will send buyers out the door - 10/28/09 12:09 PM
At a "we need to let off steam" session at ReBar Camp DC this week a group of us started telling tales of houses we had seen. There was a recurring theme of flea infestations and the results of spening time showing homes with these pesky little creatures. This post contains great information to remind everyone that to kill the flea circus in your house you need to take care of them from eggs to adult.  Flea infestations are not limited to rural properties but can happen in the city as well.  Foreclosures are prime candidates since the pets and people have … (4 comments)

prince william county real estate: Bank of America Short Sales and Their Endless Runarounds and Contradictions - 10/24/09 03:24 AM
I'm facing a Bank of American short sale from the buyer agent side and though I will remain optimistic it makes me wonder what are the banks thinking? We have ready willing and able buyers who can take these toxic loans off the books.  Instead they are forced to jump through hoops and in the end the lender does what seems to make the least amount of sense.  Refuse a market value buyer in favor of foreclosure.  No buyer is going to stick around for a year while a bank figures it out.

Bank of America short sales and their endless … (15 comments)

The Occoquan Bay National Wildlife Refuge was created in 1998 and is the intersection of the Potomac and Occoquan Rivers. The 644 acre refuge was formerly a military research site and is another one of the hidden gems that many residents of Prince William County and Northern Virginia don't know exists.  In the Spring and Summer the area is known as one of the top local nesting spots for Osprey and Blue Heron.

prince william county real estate: Cash Deals-They Aren’t Just for the Lowest Priced Houses - 10/06/09 12:54 AM
This year in Prince William County (VA) I've been involved in five cash transactions.  Most people think of cash deals are geared towards the cheapest properties in the area.  My transactions have ranged from $280,000 to $450,000 and have covered short sales, foreclosures and new construction.Should you pay cash just because you can?  The only person that can answer that question is you.  However you should also talk over a cash offer with your financial advisor or accountant as well.  There are times when carrying a small mortgage may make more sense than depleting your cash on hand.
If you are … (20 comments)

prince william county real estate: Short Sales-Their Not Fun but This One‘s Done - 10/01/09 09:37 AM
There are agents who spend a good deal of their time looking for ways to avoid short sales in the Prince William County (VA) area.  Unfortunately in a market which has taken a significant hit on values you can choose to run from short sales or you can work with them and try for a positive outcome.Today my short sale listing in Belmont Bay finally went to closing.  it has been a long process and while we waited for the lender to work with us we went through two buyers.  I had to pull the listing back from foreclosure twice which was … (10 comments)
