The rush is on.  The deadline for purchasing a home using the $8000 tax credit is November 30, 2009.   You might be surprised to find out how quickly the remaining days left to take advantage of the "free" money from the government will click away.
Let's take a look at how you might use up your time remaining. Before you even head out the door to look at houses you need to have made contact with a lender and start the pre-approval process.  The further you get along in this process before you get in a car to look at a home … (38 comments)

prince william county real estate: Dealing with the Emotions of the Real Estate Market - 07/14/09 01:28 PM
Anyone who sells real estate in Northern Virginia knows the routine. See a home priced below $250,000 and you need to to brace yourself. It's common to see in the MLS, “multiple offers received-submit your highest and best offer.” These could be the most hated words in the MLS right now!
When the Northern Virginia market was hot most buyers were emotionally prepared for the losing contract scenario. In a market where it is supposed to be a “buyer’s market” multiple contracts aren’t something many buyers are emotionally prepared to deal with. As agents we need to set the right expectations … (7 comments)

prince william county real estate: What’s dominating the Northern Virginia Market? - 07/09/09 09:32 AM
More and more we hear buyer's (and agents) complaining that all they can find for sale in Northern Virginia are short sales and foreclosures.  But is that really true?  For most of the first half of 2009 anyone searching through the Northern Virginia MLS quickly found short sales dominated the listing categories.  In Prince William County which many in our area used to refer to as foreclosure ground zero the number of foreclosure properties listed in the MLS has dropped dramatically.  Yet when you search the MLS you find that the majority of properties listed for sale are regular sales.  So what … (14 comments)

prince william county real estate: House Flippers-Skip the WOW and Go for the Details - 07/05/09 01:17 AM
Over the past few days I've been on the house hunt with a great young couple relocating to Fort Belvoir this summer.  Based on their price range we have been concentrating on properties in the Woodbridge area of Prince William County.  The more listings we pulled, the more "flips" we found and a tour of ten of those over two days found some surprising differences.Obviously the goal of a flip is to get a home ready, on the market and sold as quickly as possible.   A few of the properties we toured are owned by the same investment group and you … (20 comments)

prince william county real estate: Fort Belvoir-Prince William County Communities Throwing Out The Welcome Mat - 06/12/09 12:45 PM
With the upcoming influx of military and civilian personnel scheduled to move to Fort Belvoir, neighborhoods within 30 minutes of the post in Prince William County are gearing up for new homeowners to arrive. All of these neighborhoods offer great value in today's market and they offer a choice for buyers which include foreclosures, new homes and re-sales.
The first community you find when you cross the Occoquan River is Belmont Bay. With its waterfront location, variety of home styles and communities amenities it isn't a surprise that this community has been discovered by military families being stationed at Fort Belvoir. … (0 comments)

prince william county real estate: Now Serving Client One Million and One - 06/12/09 06:20 AM
Recently a call came from a prospective first time buyer who had some questions.  They were interviewing agents to see who might be able to help them by a home.  As with most agents I always look forward to the opportunity to work with a new buyer and so I was more than happy to answer their questions and send them my first time home buyers guide. The questions were going along well and then one came that had me stymied.  "How many clients have you served during your real estate career?"At first I tried to quickly come up with a number … (12 comments)

prince william county real estate: What Happens When the Tables Are Turned? - 06/11/09 11:23 AM
This week an offer came in on one of my listings.  The prospective buyer has been hanging around awhile so we figured it was only a matter of time before an offer would arrive.  When they presented the offer it was for almost $100,000 less than the asking price.  Now I've learned not to be very surprised by anything that rolls off the fax machine anymore, so despite shaking my head I thought lets see how we work with this.Serious conversations ensued where the buyer defended the offer and explained their rationale.   That is terrific but the logic wasn't 100% on target.  … (21 comments)

prince william county real estate: New Appraisal Process-Not to Worry Your Home is on a Toxic Waste Dump - 06/09/09 06:45 AM
Yep that was on the appraisers report.  An entire neighborhood in Woodbridge is built on a toxic waste dump.  What does the lender do with this little piece of news?  It is just one of the new twists that we are seeing when appraisers who may be unfamiliar with a neighborhood head out to provide the lender with a value on a home.  Now anyone who is familiar with the neighborhood in question knows that there isn't now or has there ever been toxic waste associated with the site. After weeks of back and forth, a significantly delayed settlement and a frantic … (12 comments)

prince william county real estate: Forget the Highest Priced Sales in Northern Virginia-What about the Lowest? - 06/04/09 08:33 AM
We all want to know how the rich guys are doing but most of us aren't in their category.  So when the multi-million dollar homes change hands we can ohhhh and ahhhh but we know we probably won't be buying one soon.
However there is the other end of the market.  The lower end, no I mean the lowest end of the market where homes seem to be flying off the market.  So how low can you go and pick up a home in the Northern Virginia area?  Low varies from county to county in our area.  In Arlington the lowest … (2 comments)

prince william county real estate: Two New Listings-Military Families on the Move - 06/03/09 09:47 AM
This weekend I will be introducing two new listings in Prince William County.  Both are like new one car garage townhouses.  One is located in the Riverside Station neighborhood in Woodbridge and the other in the Carterwood neighborhood in Gainesville. Both homes are owned by military families with PCS orders to leave the area this summer.  Military families face a number of challenges when the orders arrive and having lived through those moves myself I understand the difficulties that the transition can cause.

For me supporting military families in our area isn't just about buying and selling real estate.  It … (2 comments)

prince william county real estate: Potomac Club in Woodbridge VA-It Always Takes a Team to Close A Deal - 06/01/09 12:42 PM
Selling real estate has never been about individual effort.  Even if you are working as an independent agent when it comes to putting it all together it takes an entire team
In a market where deals can fall apart right up until the day of closing having a team to keep it all moving is critical.  Last week while working on getting my listing in the Potomac Club to the settlement table it has taken the hard work and patience of everyone involved to make it happen. The sale was a "regular" sale the kind we all like to have.  The townhouse was … (16 comments)
