prince william county real estate: Tomorrows News Today in Belmont Bay - 09/26/08 12:16 AM
The Washington Post Real Estate section will feature Belmont Bay in Prince William County in a "Where We Live" article on Saturday.  Ann Cameron-Siegal with the Washington Post spent hours in the community a few weeks ago talking to residents and taking pictures.  I spent time with her giving her a tour of homes for sale in the neighborhood and providing statistic on sales this year.  Personally I've closed six transactions in Belmont Bay this year and have 2 more pending sales.  The market is HOT in the Belmont Bay community.Belmont Bay is the premier waterfront community on the Occoquan River with resort … (14 comments)

prince william county real estate: Slugging It Out in Northern Virginia - 09/12/08 08:44 AM
This isn't about a pay per view fight coming to you from our area but the fact that every day in Northern Virginia hitchhikers are jumping in strangers cars and headed in to DC.  Our slug lines are famous around the country as a unique form of carpooling not often found in other major metropolitan cities.
Many like to associate the term "slug" with the slimy creatures you find in your garden but the term actually started with the bus drivers who would find riders who had slipped in "slugs" or fake tokens into the token box instead of the real ones.  … (7 comments)

prince william county real estate: BRAC and Military Relocations-Prince William County Communities Waiting for You - 09/11/08 11:50 PM
With the upcoming influx of military and civilian personnel scheduled to move to Fort Belvoir, neighborhoods within 30 minutes of the post in Prince William County are gearing up for new homeowners to arrive.  All of these neighborhoods offer great value in today's market and they offer a choice for buyers which include foreclosures, new homes and re-sales.
The first community you find when you cross the Occoquan River is Belmont Bay.  With its waterfront location, variety of home styles and communities amenities it isn't a surprise that this community has been discovered by military families being stationed at Fort Belvoir.  If … (2 comments)

prince william county real estate: Prince William County Proposes Smart Growth Strategies - 09/10/08 09:45 AM
Urban sprawl is what most people think of when they drive through older parts of Prince William County.  Neighborhoods disconnected from shopping, little green space or limited sidewalks for safety.  Neighborhoods that popped up on the landscape because a developer could manage to squeeze them in without much thought to how they would look in the future. All of that could change this fall when the Prince William County supervisors and planning commissioners begin to look at "Smart Growth" strategies.   The strategies are based on building communities with open space, sidewalks, environmentally-friendly designs, mixed used developments and transportation options as just a … (0 comments)

When the VRE first began operations along the I-95 corridor in 1992 there were questions as to whether the lack of housing near the train stations would derail the long term plans for the commuter rail.   Now with new communities growing up along the commuter rail line and the rising price of gas more and more commuters are discovering the advantages to hopping on the VRE for their commute to the city or stops along the way.
The southern stop in Prince William County on I-95 corridor tour is the Quantico Station.   Located within the gates of Quantico Marine Corps Base … (2 comments)

prince william county real estate: Discover Belmont Bay-The Premier Waterfront Community in Prince William County - 09/08/08 11:10 AM
Yesterday I spent a few hours with a Washington Post reporter who will be writing a feature on Belmont Bay in Prince William County.  It seems the word is out on this "hidden gem just across the Prince William County line on the Occoquan River. Not only has the Washington Post decided to feature the community but  Washingtonian Magazine has twice picked as one of the "best communities" to live in the DC area and recently the Washington Business Journal included this area has one of the Top 13 places to watch in the DC metro area.
So what makes Belmont Bay so great?  Ask … (6 comments)

prince william county real estate: Will the Builders Financial Woes Become Yours Too? - 08/27/08 08:46 AM
On the heels of my post "Will the Builder Deliver What they Promised" comes a Washington Post article on local builder Comstock Homes and their financial woes.
According to the article "Comstock has received notices of default or demands for repayment from five lenders over the past two months, according to filings with the Securities and Exchange Commission. The company owes the banks about $86.5 million, according to the filings."  Read the full Washington Post article here.

Located in Prince William County the community of Lake Ridge has been a favorite among buyers looking for a neighborhood with a plenty of housing choices, mature trees, easy access to DC and top of the line community amenities.  However once a year the neighborhood tells the two legged owners to move over and make way for the dogs.
On Sept 6th after the Tall Oaks Pool has closed for the season residents of Lake Ridge get a chance to let their dogs take over the pool.  Two swim sessions are scheduled for your favorite four legged friend to get wet, … (2 comments)

prince william county real estate: Will the Builder Deliver What They Promised? - 08/24/08 11:46 AM
It is just another one of the many questions that a buyer looking at new home construction today has to consider.  As a buyer wandering through a beautifully decorated model you may be swayed to overlook a few critical questions about the development and the developer. When the real estate market was red hot a few years ago many buyers camped out to try and get their number one lot selection in developments sprouting up all over Prince William County.  Many were fortunate to snag just the lot and the model that they wanted.  They patiently waited for the foundations to be … (4 comments)

prince william county real estate: Grab a Ticket to Ride the Virginia Rail Express from Lorton & Belmont Bay (LOCALISM FEATURED) - 08/19/08 04:43 PM
When the Virginia Rail Express (VRE) first began operations along the I-95 corridor in 1992 there were questions as to whether the lack of housing near the train stations would derail the long term plans for the commuter rail. Since that time a new supply of "whistle stop" towns has sprung up close to the tracks including Lorton Station and Belmont Bay. The train has also made the older community of the Town of Occoquan take on a new life as well.
Lorton Station was built around the Stream Valley Park a 100 acre site that is dedicated to the founder … (10 comments)

prince william county real estate: The Painted Ladies of Occoquan Virginia - 08/18/08 12:22 AM
What do you do when you need to put new homes in a historic town setting?  In some areas builders just throw them up and disregarding the integrity of the neighborhood.  In Occoquan, the town planners, the builder, the architects and a Victorian color expert sat down and for months hashed through a plan that would create new homes that fit in with the setting of the old town.
The result is Gaslight Landing townhomes on the "main" street of historic Occoquan.  My first post about Gaslight Landing was in July 2007 when the development was just breaking ground.  Now the … (2 comments)

It is never a boring day when you head out to show Prince William County foreclosures.  Without pictures in the MLS you aren't sure if you are going to find a gem or a horror story.  Some days you get lucky and everything you show is in good shape.  On other days you wish you had stayed in bed.
Yesterday I only had two properties scheduled on the foreclosure tour.  One house was relatively new and the other about 10 years old.  My mold sniffing nose was on and so when we opened the door we were prepared to back away … (16 comments)

prince william county real estate: Meteoric Fall in Prices Leads to Scorching Summer Sales - 08/14/08 01:05 AM
Scientist around the world are studying the phenomena of global warming and wondering why the temperature around the world is rising.  Perhaps they should take a look at the meteoric fall of prices in Prince William County leaving the county the hottest real estate market in Northern Virginia.
Even though the press likes to focus on the negative on aspects of the market the buyers who are out today are not flip and run investors.  It is also interesting to notice the distribution of price ranges.  The majority of the sales aren't at the lowest price point of available homes but … (8 comments)

prince william county real estate: What Happened to the 50% Off House in Prince William County? - 08/02/08 12:46 PM
Back in May I discovered a house in Woodbridge was listed just a shade off the 2006 sales price listed in the MLS and Prince William tax records.    The home was in foreclosure and after I toured the property I found both price that it sold for in 2006 and the price that it was listed for at the time of the post to be incredible.Buy a House for 50% off in Prince William County
To me it showed how crazy the market had gotten and the fact that the house need considerable updating made my buyers take a pass.  Today … (8 comments)
