The MLS is often full of surprises and you never know what you might find. 
It's not unusual to see a comment in the MLS that says a favorite light fixture does not convey.  I advise my clients prior to listing if a light isn’t going to stay to take it down, pack it away and replace with something appropriate.  It saves time and possibly a misunderstanding later on.  So that section of the remarks wasn’t a surprise.

Despite the cold weather the real estate market in Northern Virginia is still moving along.  According to the MLS since January 1, 2104 there have been 109 properties in Prince William County go under contract and 247 in Fairfax County.
One of the biggest things I've encountered this week while out looking at houses in snow and slush.  If you are a seller in Northern Virginia here are a few tips for you to consider.

For consumers it might seem easy to create a neighborhood market report.  The data is in the local MLS right?  The truth is a bit more complicated than you might think.  The Northern Virginia MLS has some great market reports available for agents to use.  Currently those reports compiled on the 10th of each month only go as deep as the zip code level.  These reports are a nice overview and can give you a barometer of the health of area.  But what is happening at the zip code level is not  a good indication of a local neighborhood.

When developers starting moving the dirt for new developments in Woodbrdge VA they often find a historic site or cemetery hidden on the land.  The Hope Hill Community off of Spriggs Road being developed by Stanley Martin has one of those historic cemeteries in the center of the community.
The Maddox-Scott Cemetery has aproximately 33 graves surrounded by a wrought iron fence.  Eight of the graves have readable headstones, obviously old and a few are lying on the ground broken.  The headstones show the burials between 1826-1857.  The homestead was owned at one time by Rev. Living bordered by the Occoquan River and the Occoquan National Wildlife Refuge has it's advantages.  In the Spring watching the Osprey build their nests and fish is a amazing treat.   A few days ago one of the local nesting pairs stopped to eat their recent catch just outside my window.  At one point it looked as if the Osprey gave me the eye as if to say....go ahead and try to get my fish!
