Yesterday I had a long conversation with a newer agent who wanted to make an offer on a property significantly lower than the list price. Despite telling them how to locate the most recent comps they were determined to go back to last winter as their comparison. At least in the Woodbridge VA area low ball offers just aren't making the grade with sellers. woodbridge va market reports: Market Reports Are Great Reading But They Aren't The Value Of Your Woodbridge Home

Did you just read a marketing report about your neighborhood in Woodbridge and think YEA the value of my home is UP UP UP? I don't want to put a damper on your enthusiasm but before you decide to list your home for the great price you see in the lastest neighborhood market report let's talk. A market report may be about your neighborhood but it isn't about your home. Most market reports are "average" or "median" numbers gathered from the local multiple listing service. In some cases the report doesn't contain information on all of the sales in the neighborhood. It (28 comments)
This is a bit of good news for home buyers looking to purchase a home in Woodbridge VA. However list to sales prices are tight. This is not a market to ask for a big discount off the price or significant seller concessions. The average seller subsidy for all sales in Woodbridge VA in 2013 was (4 comments)

woodbridge va market reports: One Data Entry Error Can Skew Neighborhood Market Reports For Years To Come
- 10/19/11 10:48 AM
Whether we publish reports on our blog, include them in mailings or use them for listing appointments, market reports and comparative market analysis (CMA) are an important part of tracking our local markets. We depend on the data in the MLS and also other agents to make sure the data entered is accurate. When the data is wrong and a Realtor® pulls a report the information will be skewed for years into the future. The data we publish to the public could easily suggest a significant increase or decrease in sales prices or seller subsidy. This week looking for updated data on (101 comments)
woodbridge va market reports: Woodbridge Home Buyers Keep Asking-Are We There Yet?
- 12/14/10 05:22 AM
When asked to define "there" it usually means at the bottom of the market. Are prices still declining? When do you think we will hit the bottom of the market? Why? Because I don't want to buy until the market reaches the bottom. My answer is a few simple graphs of sales over the last few years. It is fairly easy to see that the bottom was in the 1st Quarter of 2009. Prices began a slow but steady climb and with a few seasonal dips has stayed far above the low price point consistenly for all of 2010. These charts are (10 comments)
