Today is the wrap up for this series on how to sell your San Diego home without a Realtor. Today, I thought I would share my perspective on fsbo (for sale by owner) home sellers.

The third week of escrow is indeed a critical time for any California escrow. The California purchase contract currently stipulates 17 days for the inspection contingency and 21 days for the loan contingency. So, both these deadlines come due on week 3.
These contingencies must be removed by these dates in order to avoid default. The buyer or their agent  should send you a contingency removal form for each of these items.

Today's blog on How to Sell Your San Diego Home without a Realtor addresses real estate offers and counter offers.
Once you start showing your hone, you will undoubtedly receive some offers. All offers should be accompanied by a lender 'pre-approval" letter as well as proof of buyer's funds. After all,  you don't want to take your home off the market unless the buyer has the documented resources.

When speaking to fsbo home sellers, I will often hear something like " I got an offer already." My response is typically "do you have it in writing?"  At least half of the time, the response is "not yet. My fsbo home seller tip for the day is that Everything Must Be in Writing.  There is no contract without a written document.
