Carmel Real Estate has some of the best neighborhoods in Central Indiana.  Located just north of 131st on Hazel Dell is the beautiful neighborhood of Avian Glen.  There are approximately 225 homes in this neighborhood built primarily between 1993 and 1996.
Nearly every home has a basement and three car garage and many homes have 5 bedrooms and at least three full bathrooms.  They are all custom built homes and are brick/cement siding.  Most of the homes are at least 3,000 sq ft with an additional 1,000 to 1,500 in the basement area.

Carmel Indiana homes are selling!  This is the 5th straight month in 2010 where homes sold in Carmel have been more than in 2009!  May 2010 saw a 22% increase in sales from 113 in 2009 to 138 in May of 2010.
In addition the days on market in 2010 are 62 compared with 94 a year ago.  That means sellers on average in Carmel are selling their homes in 62 days!
The only bad news and it is only slightly bad is that the price per square foot has moved down to $111 from $113/sq ft.  So, fairly nominal.

Carmel Indiana Real Estate has 639 homes actively on the market today!  Of those only 122 are ranches.  It seems more and more people are wanting ranches; could be a sign of the demographics shifting to an older population?

Located off 116th just west of Rangeline and east of College is Fairgreen Trace.  It is a small community of about 70 homes built by Trinity between 2000 and 2003.

There are nearly 700 homes for sale in Carmel Indiana and I'm working my way through all of the neighborhoods.  Did you know that you can actually search by neighborhood in Carmel; if for example you wanted to live in Williamson Run after reading this post!

There are currently 679 homes for sale in Carmel today!  There are numerous great neighborhoods in Carmel and today I am highlighting Blue Creek Woods.  The location is ideal; off of 106th just west of Gray Road and east of Keystone.  That is ideal access to the interstate or downtown and those neighborhoods in that area sell quickly.
It is also conveninently located near Forest Dale Elementary school and St. Elizabeth Ann Seton Catholic Church.

I have spent this morning analyzing the data for 2008 homes sold in Carmel Indiana compared with 2009.  I have a graph that shows this information by quarter.
For the year 2008, 1299 homes were sold with an average price of $345,457 compared with 1261 homes sold in 2009 with an average price of $315,991.  For the year, we saw an 8% drop in price and a 3.0% drop in homes sold in the Carmel area.  I wrote a similar post for Fishers Real Estate a few days ago, their drop was 3.5% in volume.  My team mate does a market … (1 comments)
