It is important to at least note that June of 2010 was an extremely heavy month of sale making July of 2010 a bit on the lighter side.  It is important to see this type of increase given the last few months that … (1 comments)

I think if I were looking for a home for sale in Carmel, a ranch styled home with a basement would be on my short list.  The comforts of single floor living appeals to me greatly these days!  I would also want a basement; after all these years I would need a place to store all the “stuff” from the kids moving out and leaving things behind!
I love being a REALTOR for many reasons but one of those reasons is the ability to just look at different types of housing on a whim.  Today, … (7 comments)

carmel real estate agent: Carmel Indiana Real Estate Market Report November 2010 - 12/09/10 11:11 PM
This is certainly a frustrating time for sellers anywhere in the U.S.  And it is in the Carmel Indiana Real Estate market too; it is taking longer to sell homes and they are selling for less.  If you are a buyer, you can certainly be reaping the benefits.
Here are the results for my local area, Carmel Indiana.  There were 67 homes closed in November 2010 compared with 120 in November 2009.  There were 10 distressed homes in both years for November; but the %age is higher in 2010 since there were fewer total homes sold.
The days on the market were 107 … (26 comments)

carmel real estate agent: Carmel Realtor highlights Saddle Creek - 09/28/10 10:00 AM
Pulte's Saddle Creek is a popular Carmel Indiana Real Estate location.  It is located in the Spring Mill and Towne area just north of 136th.  There are 493 homes in the subdivision and they were built between 2000 and 2005 for the most part.
There are so many neighborhoods in Carmel with homes for sale, why would you pick Saddle Creek?  For starters it has very good resale in terms of days on market.  On the average, homes only last about 60 days.
There have been 29 homes sold since January and there are currently 19 active homes for sale; so the absorption … (1 comments)

carmel real estate agent: Carmel Indiana Real Estate Market Report August 2010 - 09/14/10 02:41 PM
It's that time to review the Carmel Real Estate market again.  Carmel continues to look good compared to last year; although the last two months have seen a decline.  Last month we saw a 22% decline and this month we are seeing a 15% decline.  This is far better news than the neighboring Fishers Real Estate market that has seen a 42% decline last month and a 58% decline this month!
There were 113 homes in Carmel that sold in August compared with 129 homes in August of 2009.
The days on market were consistent at 79 which is quite amazing given … (0 comments)

carmel real estate agent: Carmel Realtor highlights Spring Farms in Carmel - 06/24/10 01:53 AM
It's time to highlight another neighborhood in the Carmel Real Estate market; I think we are up to about #15 so be sure to read about all the Carmel Neighborhoods.  Today we are looking at Spring Farms.
Spring Farms is located between 131st and 136th off of Springmill Road.   It is a neighborhood of about 110 homes built between 1995 and 2001.  There are basically just five streets in the neighborhood; Spring Farms Drive, Ira Way, Violet Way, Freehold Court and Shoemaker.
The homes typically have basements and three car garages and nice sized lots.  For the most part, the homes … (0 comments)

carmel real estate agent: Carmel Indiana Real Estate Market Report for April 2010 - 05/17/10 11:44 AM
I'm about to tell you about another great month in the Carmel Real Estate market!  Currently there are 843 homes for sale in Carmel; 132 of those are condos and the other 711 are homes.  Of the 843 homes on the market, 84 of them are less than $150,000.
May was another terrific month for Carmel Real Estate.  There were 122 homes sold compared with 89 last April 2009.  That is a 37% increase in homes sold from a year ago!  Fishers Real Estate experienced a similar increase at 25% from a year ago.
Please note that April 2010 out sold … (0 comments)

carmel real estate agent: Carmel Realtor highlights Williamson Run - 02/25/10 11:21 PM
There are nearly 700 homes for sale in Carmel Indiana and I'm working my way through all of the neighborhoods.  Did you know that you can actually search by neighborhood in Carmel; if for example you wanted to live in Williamson Run after reading this post!
Williamson Run is an older neighborhood built mostly in the early 90s.  It is located just east of Keystone on between 96th and 106th.  There are 186 homes in Williamson Run and currently there are no active listings.  There have only been 8 that have sold since 3/1/09 through today 2/23/10 which shows the level … (0 comments)

carmel real estate agent: Carmel Indiana Homes for Sale Market Report January 2010 - 02/12/10 09:37 PM
It is all good news for the Carmel Indiana Real Estate market in January!  There were 51 homes that sold in January compared with 50 in January of 2009.  This is better than the news for Fishers Real Estate, they saw a 12% decline January 10 to 09.
The number of distressed homes was down just a tad from a year ago and the new home construction was also down a bit.  Both were less than 15% of the total sold.
The other good news is the price per square foot and the days on market.  For 2010 the price per … (1 comments)

carmel real estate agent: Carmel Indiana Real Estate Market Report for November 2009 - 12/16/09 11:11 AM
The current active homes for sale in Carmel are at 684, so a few less than last month.  Of the 684 homes for sale in Carmel, 110 of them are condo's and 574 are single family homes.  We are moving more towards a balanced market with a six month absorption rate.
We are approaching a trend with the third straight month of 2009 numbers exceeding 2008 numbers for September, October and now November.  I'd like to wait two more months or so before we say we have turned the corner.  Here is why:  I think that these last few months, especially November … (2 comments)

carmel real estate agent: Carmel Indiana Real Estate Market Report for October 2009 - 11/16/09 11:53 AM
With 731 homes for sale in Carmel, it is good to see them selling again!  Of the 731 homes for sale in Carmel, 245 of them are over $500,000 or 34% and 62 of them are less than $150,000 (less than 10%). In addition 93 of those 731 homes were built in 2009 so still a very active new construction market in Carmel.
The graph shows two months in a row where 2009 sales are more than 2008 and October is showing a 63% increase, which is a significant increase from a year ago.
In October we had 126 homes sell and … (3 comments)

carmel real estate agent: Carmel Indiana Real Estate Market Report for Jan- Aug 2009 - 09/18/09 09:18 AM
There are currently 846 homes for sale in Carmel Indiana and 144 additional homes that are under contract (pended).  The graph below shows 122 homes sold in August compared with 130 in August 2008, so very close with the activity of a year ago.
The neighborhoods with the most sold in August were Brookshire, Plum Creek and Shelborne Greene.  From the graph we can see that August actually is the closest to its counterpart in 2008; so maybe that is good news!
The highest priced home in Carmel that sold was for $1,255,000 in Bridlebourne and it was only on the market 109 days.  … (0 comments)

carmel real estate agent: Carmel Realtor highlights Lexington Farms - 07/26/09 02:05 AM
Carmel Real Estate abounds with luxury homes; but it can also be very affordable.  One of my favorite neighborhoods that IS affordable is Lexington Farms.  It is one of my favorites not only for its pricing, but also for its location and proximity to Central Park and the Monon Center.
As you enter the neighborhood, you will be greeted by rows of blooming pear trees and a white picket fence. There are also nine ponds in the neighborhood giving neighbors scenic views as they walk through the area.
The neighborhood has a variety of ranch and two story homes with square footage … (0 comments)
