While the news isn't particular good for January...I will give you some good news towards the end of the post!  For January of 2011, there were 48 homes in Fishers for sale that closed.   January can be a slow month and I think with the economy still not stablized and the weather (more snow and cold) it is not all that unexpected for us to see lower than usual numbers.  In January of 2010 we saw 69 homes sell in Fishers so a 30% decline this year.

Is the current "town" of Fishers having an identity crisis?  Are they a town, a city or will they become a hybrid? 
Looks like it will be November of 2012 before anyone knows for sure.  Although a recent federal lawsuit has been filed to move the referendum into 2011.  What are the options and benefits?
Currently Fishers is a Town with a Town Council consisting of 7 members.  It is headed by Scott Faultless.  The Town Council is responsible for appointing and overseeing a town manager whose responsibilities include overseeing the Administration, Development, Fire, Police, Parks and Recreation, Public Works, Wastewater and Information Technology departments.  Everything seems to … (0 comments)

There are 773 homes for sale in Fishers today!  I love to highlight all the various Fishers neighborhoods that make up those 773 homes, today I have chosen Gray Eagle!  Gray Eagle is a golfing community in Fishers with Prairieview Golf Course surrounding the subdivision and is located on 116th to 126th in east Fishers.

Appraised values of homes are definitely a barrier to a successful close in today's market.  While the Fishers Indiana Real Estate Market remains strong, there are pockets of declining values in various Fishers neighborhoods.  Appraisers are only going back three months currently and picking up those declining values in appraising current sales.

Homes in Fishers Indiana for February showed moderate increases from the January 2009 Fishers Real Estate Market report.  The most expensive home that sold in Fishers was $900,000 this month located on 126th just off of Allisonville Road.  It was new construction built by Hoover Custom Homes.  The lowest priced home was in Sunblest for $115,000.

Your Fishers Realtor wants to highlight another great neighborhood in the Fishers Real Estate Market!  In preparing the post about 2006 to 2008 home values in Fishers, I identified a neighborhood to feature, it is Rosewood.  Rosewood is located off of Cumberland just north of 131st street.  There are 170 homes built between 1995 and 2005 in the subdivision.

The decline in the Fishers real estate market continued for most of 2008.  This graph compares the 2008 to the 2007 sales by quarter.  The only glimmer was in the third quarter when the 100% financing (i.e. Ameridream) sunset on 9/30/08 creating a rush of buyers to the table during that quarter. This graph tells us a few things about real estate; most home sell in the 2nd quarter and very few homes traditionally sell in the 4th quarter.

The decline in the Fishers real estate market continues through November, this graph demonstrates it. 
Comparing 2008 sales to the same periods in 2007 for homes in the both Fall Creek and Delaware townships, we are seeing significant declines.  For the month of November the decline is 47%, while the YTD is only a decline of 5%.  November is the single highest decline this year!   Refer to our previous Fishers Real Estate Market report for an explanantion on the third quarter.

We have talked about the decline in the Fishers real estate market, this graph demonstrates it. 
As we compare 2008 sales to the same periods in 2007 for homes in the two townships that make up Fishers, we are seeing significant declines.  For the first quarter the decline is 15%, 2nd quarter is 20% and we actually see an increase in the 3rd quarter of 5%.  This can be explained by the elimination of the Down Payment Assistance (DPA) programs such as Ameridream.  The programs ended on 9/30/08 and many buyers were pushed through during that last quarter.  This theory is … (0 comments)

This report is for both Delaware and Fall Creek Townships. 
In looking at these neighborhoods, Intercoastal is a much higher priced area near the water, Sandstone is an intermediate priced neighborhood and newer (2000) while Sunblest is a much older neighborhood (1980) and Woodberry is typically a 1st time buyer's neighborhood.
