There are definitely signs of a real estate recovery happening in the Fishers, Carmel and Geist area. The Fishers Real Estate market was up 40% over a year ago in July and the Carmel Real Estate market was up 14%.
So let’s look at the Geist Real Estate market and specifically the number of homes sold in Geist that are on Reservoir.

Five of those are in Lawrence Township, 9 are in Hamilton Southeastern area and one is in the Mt Vernon area.
There are a few popular neighborhoods in Geist that typically have homes on the water for sale. They include Masthead, Springs of Cambridge, and Feather Cove. Occassionally you can also find them in the Admirals or Canal Place.

I've compared the last six months of 2011 to the same time period in 2010 (January-June) and found that the exact same number of residential homes have sold that are on Geist Reservoir. There were 12 both years.
The good news is the homes on the water are selling faster; 101 days on the market this year compared with 132 days a year ago. And the price per square foot is also increasing about 15%!

The Metropolitian Indianapolis Board of Realtors (MIBOR) has recently released their 1st Quarter Data. The report shows that the first quarter of 2011 was 10.9% lower in homes sold from a year ago; keep in mind the First Time Buyer credit was available in the first quarter of 2010.
They assemble the report by County; so let me give you both Lawrence Township (Marion County) data and Hamilton County Data since Geist Real Estate crosses both counties.

How do you find the best deals on homes for sale in Geist? The ones where they are actually on Geist Reservoir or at least have dock access? There aren't usually a lot of those choices, but I found seven today when I searched for homes on Geist Reservoir that are distressed. By distressed, I mean either bankowned or listed as a short sale.

I guess I should begin with the actives, there are currently 43 homes on the market with "on Geist Reservoir" in their description. Several of these are at Shorewalk and are condo's. If you exclude those condo's, the price point of homes on Geist Reservoir for sale are between $525,000 and $5,500,000 (quite a range).
The actives have been on the market for an average of 150 days, so there should be some motivated sellers out there as we head into a colder season here in Indy.

If waterfront properties were the barometer of the housing market, we'd have a pretty impressive story to tell. In the first six months of 2009, only three homes on Geist Reservoir were sold, compared with 22 in the first six months of 2010!
The most expensive waterfront property sold was on 113th street for $2,000,000 with over 11,000 total square feet and four fireplaces and five full baths. It had been on the market for several years and started at $3,500,000.
