New Listings Fell Dramatically this month for resale homes in Vancouver Washington; with Number of Homes / Units Sold nearing Decade-long Low; with Prices still facing downward pressure.We are now looking at a real estate activity level for the existing home inventory at a low level of activity not seen since the Great Financial Crash of 2008/2009! We are also seeing Home Affordability at extremely unfavorable levels, which matches up with the nearly 1/3rd less activity seen in the current market. We are Still in the Brisk Season of the Year, according to these Real Estate StatisticsRMLS - our local MLS is the predominate provider in the Vancouver WA / Portland OR metro area, which is the bulk of the data in the graphic below: We can see that Home Sales Prices are still rising at a strong pace; with the Pace of the market being rather brisk. The decline in New Listings is something we'll want to check in on again next week, as our market has way too few listings on the market. Closed Sales are also up nicely, which is a (3 comments)

In our updates we like to show brief graphics that help us understand the trends; where we've been, and the direction we are currently going. The first graph shows the 3-month rolling average of Pending Sales for existing homes in Vancouver WA: When reviewing the above year-by-year trend-lines, remember that most of 2020, all of 2021 and part of 2022 received an Overly amount of financial stimulation from the Federal Reserve. Across the USA the number of Home Sales tallied has declined to a much lower level than we had come to expect in recent years. For Vancouver WA and Clark County, our local RMLS has prepared the graph below that shows the Pending Sales by month for 2021, 2022 and January 2023: The above data points are by-month, and include Existing Home Sales plus New Construction Home Sales. One of the challenges or, short-comings of this chart is that not all New Construction sales are listing in RMLS and thus, those non-RMLS New Home Sales aren't reflected in the above chart. Property / Unit Sales Slower, with another Slight Price Rise for a New Record High for Vancouver WA in February 2022. 2021 was an extremely strong market that consumed nearly every piece of available Inventory. Now we see modestly reduced Unit Sales compared to last year, a result that shouldn't be too surprising. Prices are still seeing pressure to move up, and although the gain was small they still achieved another New High. Super Low Active Inventory is clearly hampering unit sales so far this year. We are starting the new year with greatly reduced Unit Sales compared to last year, although last year's posting was unusually strong. Prices however, are on the move back up, with a small gain they hit another New High. Abnormally Low Active Inventory is no doubt one of the reasons unit sales are down this month. Mortgage rates remain moved up slightly to 3.10% Real estate Prices in Vancouver WA slowed their rise to less-than $3k above last month (up 15.58%+ year-over-year). January Vancouver WA Real Estate Sales slid compared to last year, as the Active Inventory has dropped to an ultra-low 0.6 month's of supply; which in turn has kept upward pressure on sales prices that we typically don't see this time of year. Highlights for November 2017 Vancouver WA Real Estate Sales include: 407 Resale Homes were sold in November 2017, which is 12 fewer (-2.9%) homes than were sold in November 2016. The 3-Month Moving Average Price Trend Line is now 10.54% higher than the prior year; with the 12-Month Moving Average now up 10.58%.
