brevard nc real estate: We admit it. We're biased about Brevard, NC - 08/11/16 11:14 PM
We admit it....when it comes to living in Brevard, North Carolina we are biased. After living in Florida for 30+ years and watching the area morph from a nice Gulf-side community to a bloated, over-populated megalopolis we were ready for a change and anxious to leave the heat, humidity, hurricanes, and hectic lifestyle in our rear view mirror.
We had vacationed here in western North Carolina for years, mainly in the Franklin and Cashiers area. But when it came time to choose a community where we could put down new roots, it was Brevard.
Brevard, NC is everything you want in a … (0 comments)

brevard nc real estate: Beer - One more reason to love western North Carolina - 07/22/16 04:40 AM

Up until a few years ago most blog posts about this area of western North Carolina were all about the waterfalls, the fantastic mountain scenery, the amazing array of outdoor activities, mountain biking, and the life style.  Those things are all still big drawing cards for Asheville, Brevard, Hendersonville, and the surrounding areas, but we have a new reason to love this area. Beer!  From the big names like Sierra Nevada to the small local microbreweries, beer is a big deal around here. So big that Asheville has been dubbed Beer City with more breweries per capita than any city in the US. And … (2 comments)

brevard nc real estate: April real estate news for western North Carolina - 05/05/16 05:17 AM
The news this month is all about the Brevard/Pisgah Forest market and the current "buying" season. One of the indicators that we consider when we talk about how the market is doing is how long it takes for homes to sell. You'll see that number indicated in listings as CDOM (cumulative days on market). The contrast between this year and last year is startling.  In the Brevard/Pisgah Forest area last April, the average days on market was 386.  April this year, that number dropped dramatically to 170.  We are seeing the most activity in that ever-popular price range $150,000 to $250,000 … (2 comments)

brevard nc real estate: March Market Update - 04/10/15 06:03 AM
It's spring time in the mountains around Brevard, North Carolina.  That means the daffodils and tulips are blooming and the local farmers market will be opening soon.  It's also the time when Brevard real estate starts its year.  Memorial Day is when the official starting gun fires, but in the month or so leading up to that, you can sense a shift in the air.  From everything I'm reading and based on the drum beat I hear among my fellow REALTORS, 2015 is going to be a good year.
So how are things looking so far? Transylvania County and the Brevard area … (0 comments)

brevard nc real estate: The Perils of TMI - 02/17/15 06:34 AM
There is no denying the impact that social media has had on our lives.  Websites like Twitter, LinkdIn, and Facebook make it possible to communicate with people 24/7 no matter where we are in the world. All of these sites all have their place in our lives and our businesses and they can be a fun diversion....when we use bit of common sense.

Facebook in particular has become a hot spot for all sorts of information sharing and I admit to spending more time there than I should some days.  I learn things, I pass along information that I think … (2 comments)

brevard nc real estate: Finding Happiness in our Homes - 07/28/14 09:54 PM
I enjoyed school for the most part. Once I got to college at the University of South Florida, though, I had to deal with classes that were required for my major whether I liked them or not. The one and only class that gave me fits, and the one and only class I ever had to repeat in college was (cue the scary music) statistics. I love research but statistics and I never saw eye to eye. It was much the same way in Algebra. I wanted to know WHY X=Y. I wanted to know WHY one formula was right but … (5 comments)

brevard nc real estate: What To Look For The Next Time You Need A Real Estate Agent. - 06/03/14 04:29 AM
Let's say you needed to hire a lawyer to represent you in a matter. You go before the jury and your lawyer does nothing to present your case. He hasn't prepared a statement, doesn't present any details, has no pictures to tell your side of the story, and brings along nothing meaningful to help you. How long do you think you'd keep that lawyer working for you? My guess is, not very long.
With that thought in mind, why would anyone trying to sell their home settle for an agent who doesn't do their best to represent their interests? Realtors are … (1 comments)

brevard nc real estate: Learning how to blink.... - 05/31/14 07:22 AM
I knew I would enjoy working with these new buyers after the first email exchange.

In the book Blink, it illustrates how we think without thinking and delves into the reasons why some people are able to make quick and decisive decisions while others seem incapable of making a decision about anything. While the book deals mostly with face to face communication, I believe you can tell a lot about a person from their electronic communication too. It's a good read and a theory that any Realtor can appreciate. In this job we have to be able to size people … (0 comments)

I wish I had a dime for every buyer who said "I want an in town home in Brevard".  There's a good reason people like being "townies" here in Brevard. brevard nc real estate: 5 Things You Can Do Right Now If you Want To Sell Your Home. - 04/25/14 06:02 AM

The spring selling season is here in western North Carolina and there are 5 things you can do right now if you want to sell your home this year.
1. De-clutter every room and closet. This step is so basic yet so important for several reasons. When a house is cluttered, two things can happen. A buyer can be so overwhelmed by all the "stuff" that they overlook the great features of your home. And/or they log it in their brain that the home doesn't have enough storage. Neither scenario is good for you if you are trying to … (0 comments)

brevard nc real estate: Being in the same boat with your clients. - 05/18/13 01:06 AM
As Realtors, it’s our job to dole out advice to our sellers so they can sell their homes as quickly as possible for the greatest amount of money. This week, we put our own home on the market and I find myself on the receiving end of our own advice.
We suggest that sellers start by taking a hard look at their curb appeal. Does the yard and house create a positive first impression?  We tell sellers to take care of all those little repair jobs that homeowners tend to keep in that “I’ll get to it one day” file.  A … (0 comments)

brevard nc real estate: Being a no-show is still a no-no. - 01/25/13 10:51 PM
I've written enough and read enough about the chronic misuse of a Realtor's time to know that it's a problem for a lot of us in this business but I still don't understand it. I don't think I will ever understand why people think it's ok to not practice the same courtesy with their Realtor that they would any other professional. The same person who would be outraged with the electrician who is a no-show doesn't think twice about doing the same thing to their Realtor. The same person who grouses because their doctor is running 15 minutes late for their … (3 comments)

brevard nc real estate: 2012 Market Report - What a year it's been! - 01/02/13 03:34 AM
With so much economic turmoil and uncertainty, the fact that the real estate market in western North Carolina had a banner year in 2012 could seem counter intuitive. But it's true! As a firm and as individual agents, we had a great year and sold lots of homes and land.
In the Transylvania County area which includes Brevard, Pisgah Forest, Lake Toxaway and other neighboring communities, single family home sales saw a 22% jump over 2011 numbers. Condos and townhomes sales were up 50% and even land sales which have struggled to recover the last few years were up by 42%. … (0 comments)

Holiday Food - The family is gathered around a table filled with a bounty of great food like turkey or ham, stuffing, buttery rich potatoes, gravy, and more. As tempting as it may be to slip your pet a bite or … (1 comments)

brevard nc real estate: Market Report - January 2012 - Brevard, NC - 02/01/12 07:46 AM
Spring is just around the corner here in the mountains and in a month or so, we'll be seeing all the signs of new growth popping up. These days, the local Brevard NC real estate market is a little like spring and is showing its own modest signs of growth.
In January, our market had the most residential sales it's had since 2008. The majority of the homes were in the $100,000- $200,000. Land sales were up slightly over January of last year, but continue to lag far behind the hey day of 2007. The majority of this month's land sales … (1 comments)

brevard nc real estate: Understanding Home Inspections - 02/01/12 04:59 AM
The buyers and sellers have come to an agreement on all the points of the offer to purchase. Escrow checks have been paid and all parties are moving forward toward a happy closing. Then comes the home inspection and suddenly the entire process comes to a grinding halt.  As a Realtor, if you've ever seen a deal go down the drain because of the results of a home inspection, you've also seen a lot of your time and hard work go down the drain with it. And whether you are a seller counting on a sale so you can get on … (2 comments)

brevard nc real estate: Baking up some basics - 01/12/12 08:24 AM
Whether you’re trying to fill up your car or the plates on your family’s dinner table, it just costs more to live these days. Earlier this year, the jump in the cost of food was the steepest increase we’d seen in 36 years and there are no signs of that trend reversing itself in any meaningful way any time soon. So as food prices continue to climb, many of us are rediscovering the things that our parents and grandparents did to help their money go further like having a home garden, canning, and cooking more at home.  Some people are taking … (0 comments)

brevard nc real estate: Brevard NC Real Estate - A Year End Review of 2011 - 01/03/12 05:34 AM
2011 is now just a vision in our rear view mirror but before we get too far down the road and into a new year, we wanted to give you a brief look back at the local real estate market here in the Brevard, NC area and the various ups and downs that happened during this past year.  There is so much on the news about real estate (and don't we all wish for a speedy and full recovery!) but real estate is a regional, even local issue so here is what has happened here in our back yard.
The good … (0 comments)
