buyer incentives: Maximize your home's first impression

When we are showing homes to prospective buyers, one of the biggest considerations, aside from price, is the condition of the home. No matter what price it is, if a home appears to be neglected and poorly maintained, the quality of the home is immediately suspect, and the perceived value (how much a buyer would be willing to pay) is immediately lower. In the eyes of a buyer, if the most basic maintenance issues have not been done, it's a short leap to assuming that the bigger issues, things can could end up costing the buyer big bucks, haven't been taken care of either. This morning I watched a short video on Inman about how consumers are in control these days. I don't disagree. Today, buyers and sellers have access to the MLS and countless real estate search engines. They read, they research, and by the time they call a Realtor, they're already very informed.So what really motivates a buyer to buy when the world is their oyster and sellers are clamoring for a contract? After you get past the basic needs like the number of bedrooms, location, etc., what makes them pull the trigger? Do buyer incentives work? Today I saw a new listing (15 comments)
