I recently wrote a post on my Cabot real estate website blog about the number of active homes for sale in the Cabot Arkansas area. The inventory has shrunk substantially. Currently there are only 240 homes listed within Cabot city limits. That number includes mobile homes. If you only include detached residential homes, there are 229 homes listed inside of Cabot city limits per the MLS.

Today I just seen a clip on Yahoo that spoke about the foreclosure capital of the America. The article said that Stockton Cal. was the capital. It mentioned that at one time a couple of years ago Stockton Cal. was one of the hot-spots in America for real estate. Home values were booming and then the bottom fell off in 2006.

This post does not have anything to do with Cabot Arkansas real estate, since it is focusing on the richest counties in the United States. Before I read the article I some how knew that Lonoke county was not in the top twenty.
The article focused on the median income of each county and what one million dollars will buy.  Here is the top five counties.
1. Fairfax County, Va.
Median income: $100,318

I have a Cabot home buyer that has been under contract for the past three weeks. She came to me and said that she was already pre-approved for a loan. It was a lender that I was unfamiliar with, so I asked for his number. I called the lender and he said that the loan will go through and everything is fine.

I try to post a monthly Cabot Arkansas real estate update. I focus on the amount of homes sold for the month compared to the amount of homes sold in the same month a year before. Here is a quick view of the Cabot Arkansas real estate market for December 2007.
There were 35 homes sold in the Cabot Arkansas school district in December of 2007. This includes mobile homes. This report dos not include lots, vacant land, and commercial property.
In December of 2006 there were 73 homes sold.

With the sub-prime melt down there have been tons of foreclosures in Cabotand Jacksonville Arkansas. I get calls from people all of the time interested in them. Many people do not know the process and how foreclosures differ from a normal real estate transaction. There are only a few differences from the ones that I have dealt with and here they are.

There are hundreds of different types of molds. Only a hand full of them are poisonous. When selling a home I have to have buyers sign a mold disclaimer. This pretty much states that I have no knowledge of any mold in the home.
Mold can be serious and it is always a good idea to have it inspected. I am not suggesting to have a mold inspection in the home no matter what, I would just recommend that if you see mold in the home to have it checked out.

There is no getting around it, the real estate market in Cabot Arkansas is slowing down. I try to post something every month telling consumers about the local real estate market.
