Installing appliances and meeting code. Desert Sun Home inspections.
On this recent home inspection in Artesia, New Mexico. I ran into a lot of "What the" issues.
The home had been upgraded over the years. The Two furnaces and A/C units were installed in 2010.
These "New units" should be to code and good to go.
Not the case. Neither furnace had a sediment trap. And neither furnace had a combustion air intake in the room. Plus the rooms for the furnaces had a solid door. No way to get combustion air from the homes interior. This is not installed to code.

Because of all the added work Uncle Bob had taken on these days he was forced to get a helper. Who better to help than his nephew Willy.
Being almost caught up with in Rogers Arkansas, they returned to New Mexico to continue the assault and insult to many homes in this area.
This poor unsuspecting home owner had them take care of some leaks on the roof.

When the builders build a home and install a
Exterior Foam Installed Stucco.
They are installing a product or application of a product that has a history of failing.
The cracks that form in the exterior applied stucco needs to be repaired as soon as they are found. Water penetration is the leading cause of hidden damage to a home.
This damage can end up costing the home owner hundreds if not thousands of dollars in repairs.
Maintaining the homes exterior applied stucco is very important.

Buying a newer home should be a no brainer. There should be very little if any thing that needs attention when it comes to the way the home was built.
I mean after all the home was built by a reputable builder and inspected by the local building inspectors working for the city, county and state right?
There should be very little found when inspecting this home.

Desert Sun home inspections in Carlsbad, New Mexico gets around.
We had received a request for a home inspection from the lender on this home.
They wanted to know of the repairs had been completed before closing on the home.
This is a rental unit and was occupied at time of the inspection.
New laminate flooring, removed the carpeting in the entire home.
Re painted the exterior trim.

Why do sellers do this? And why do Realtors overlook it?
There are a lot of homes i see with problems the sellers could have taken care of pretty easily.
Why the Realtors don't inform the sellers of these issues before they even list the home?
Why does'nt the Realtors look at the home before they start showing the home?
And if they did look at the home Why did'nt they tell the seller about the issues with the home?
It seems the Realtors and home owners would want a simple sale. No issues for inspectors to find.

When inspecting a home, how many pictures do you take?  One Hundred ?
When I'm out and about performing home inspections in and around Carlsbad, New Mexico.
I take a lot of pictures of the home being inspected.

I add them to my reports in the section that the picture is relevent to.
For instance, when there is an issue with the exhause vents in the attic, they are actually listed twice in the report.

Once in the Attic section of the report, then in the bath or kitchen section in the report.

Home Certificate of occupancy approved. Really.
Here is a home built in 2005.
The mechanical inspector was there and approved everything in the home. Then the home was issued a certificate of occupancy.
This certificate of occupancy cannot be issued if there is anything that needs to be finished and or repaired to code.
At a home inspection yesterday I was in the attic of this 2005 home.
I entered the attic through the access door in the Master bedroom closet.
As soon as I entered the attic. This is what I saw.

Crawl space horrors. There is no room at all.
Here's an inspection where I needed to inspect the crawl space. There was no room atall to move around under the home.
The owner of the  home told me if I needed any help, just to call out. I told him if I called out it was because I was stuck under the home.
See how much room there was under this home. Not much at all.

More problems from a rental.
During an inspection of a rental property, I found a lot of things that needed to be repaired.
Here is a look at a couple of them.

Notice the drain line ready to fall off the tail piece?
The wall is not insulated or covered, where the drain leaves the home to the exterior.

Notice the plug that has been broken off on the right of the "tee". It was never replaced. It has a piece of rubber hanging out of it. Also all the drain lines are exposed to the weather.

There is a home I went to inspect. A manufactured home out of town.
When i got there it looked like a really good home. "From the outside".
When I got to the portion of the inspection to take a look and pictures of the crawlspace. I was amazed at what I saw under the home. I guess the old saying "out of sight, out of mind" is true.
O.K. Let's get down and dirty.

When I got the call about a home inspection in my competitor's back yard, I thought great. My competition is always coming to town and inspecting here, so why not go there and do a job close to his office.
The family is relocating and needs a home inspection to verify that there are "no Problems" with the home.
I found a few issues that were not found by the first three inspectors.

There are rules, follow them.
Here is one example of how the "free energy audits" are working out.
 
This duct work in an attic of a home that got a "free" audit and the work completed on it.
The insulator clearly states it's a r-11 insulator. The minimum requirements for duct work is a r-19 insulator.
The seams are not sealed completly. See top left. if I was the one completing the post inspection, then this home would fail. I checked under the sheating and noticed the seams of the duct work were not sealed with a "mastic sealer". This … (38 comments)
