home inspectors in carlsbad new mexico: Furnace installation. They should loose their license. Home inspection - 03/20/14 09:27 PM
Furnace installation. They should loose their license. Home inspection in Artesia, New Mexico.
When inspecting homes, there are a few things I find that really make my blood boil over. Like a really poor installation of electrical, water heaters and furnaces.
These are being installed by licensed contractors that seem to not "Have a clue" as to what is correct and what is not correct.
Permits being issued?
No they are not being issued. If they were, the work would have been inspected by the local mechanical inspector. This "Shoddy work" would have certainly been called out and "red flagged" if … (28 comments)

home inspectors in carlsbad new mexico: When is a vent a vent but not a vent? Not trivia, just the facts. - 03/10/14 08:29 PM
When is a vent a vent but not a vent? Not trivia, just the facts.
When inspecting homes for Desert Sun Home inspections in Carlsbad, New Mexico.
There seems to be one re occurring theme with builders and home owners that want to do the "Do it yourself jobs". More commonly known in the Real Estate world as the "DIY".
Any builder building a home today must know the codes. They should know how to build a home the right way.
So many times I find very little venting for the attic spaces. Next time you are talking with a builder ask … (35 comments)

home inspectors in carlsbad new mexico: Windows are great, just not these windows. Desert Sun Home Inspections - 02/03/14 09:18 PM
Windows are great, just not these windows. Desert Sun Home Inspections Carlsbad, New Mexico.
I really like my job. But when there are issues with a home that doe's add to the safety of the home then there are some possible hard feelings with the Realtor who say's "There is not an issue".
The buyers Realtor actually sounded like the sellers.
"This home has been like this since it was built a long time ago". No Duh.
But right is right and safety issues are up front and foremost when it comes to the home being inspected.
Here we have a … (52 comments)

OH NO POLY IN THE HOME. Desert Sun Home Inspections Carlsbad N.M.
Polybutylene lines in a home is a bad thing. These were recalled in 1995. These lines were used in homes from 1978 to 1995. The window to get the lines and fittings replaced has passed. Follow this link for more information about the poly line recall.
http://www.reference.com/motif/business/polybutylene-pipes-recall
This home was built in 1995 and was never added to the recall list for replacement. If it was the home owner could have taken a cash settlement and wanted to wait till there were issues with the lines and fittings before … (20 comments)

home inspectors in carlsbad new mexico: When building a home. It's the simple things that matter. - 01/21/14 10:16 PM
When building a home. It's the simple things that matter.
Desert Sun Home Inspections was at a home yesterday for a full home inspection for a buyer moving in from Colorado.
Home builders need to pay attention to detail when installing all of the components when building a home. When ever you install a window for instance. Make sure the window is in a level position.
Even if the window is a round window. This window has "Mullins or what some call Styles or grids" inside the two panes of glass. In this window the styles were not able to move. They … (32 comments)

home inspectors in carlsbad new mexico: Attic Electrical issues. Home inspection in Hobbs New Mexico. - 01/19/14 10:21 PM
Attic Electrical issues.  Home inspection in Hobbs New Mexico.
So many times when Desert Sun Home Inspections inspects a home there are issues with the attic electrical system.
These out of sight and out of mind places like the attic and the crawl spaces really are the places that I find have a number of electrical issues.
I would bet money that the installer was thinking that the electrical work done in these areas would never be inspected by any one.
Take a look at this area of the attic that was a "new source of power".

This fan was … (20 comments)

home inspectors in carlsbad new mexico: What about the out buildings? Or that Detached garage? Inspect them. - 01/18/14 10:06 PM
What about the out buildings? Or that Detached garage? Inspect them.
When buying a home. Do you as the buyer take into account any of the out buildings when getting a home inspection? The detached garage should be included in the original home inspection process.
At Desert Sun Home Inspections in Carlsbad, New Mexico
We inspect that detached garage as part of the inspection process when getting a full home inspection.
But what of the property has a out building? Or several of them?
As a buyer you need to have these structures inspected as well.
There could be safety issues along with … (40 comments)

home inspectors in carlsbad new mexico: Home inspection in Carlsbad New Mexico. Is the dryer drying anything? - 01/17/14 09:24 PM
Home inspection in Carlsbad New Mexico. Is the dryer drying anything?
This issue is almost becoming the norm for home inspections in Carlsbad New Mexico.
Not that the dryer is not drying the clothes the owners wants to get dried, but the way the venting has been ran into the attic. This dryer vent has been this way since day one.
Home built in 1980. 1,700 SQFT. Dryer is located in the garage.
Many home owners don't have a clue as to where their dryer vent goes to unless it is the simplest install with the vent going out the exterior … (54 comments)

Are the good days really over for good? Home inspection Hobbs N. M.
This has been a really frustrating couple of weeks for Desert Sun Home Inspections in Carlsbad New Mexico.
I was contacted to perform a home inspection on a home in Hobbs New Mexico. This inspection should have been one of many that was a simple inspection.
But when arriving at the home there was issues from the get go.
This home has been "worked on by three different contractors since 2008".
When inspecting the furnace I noticed it has issues.
Installed in 2010. The furnace installer did not … (36 comments)

home inspectors in carlsbad new mexico: Exterior electrical issues. Sellers and buyers beware. - 01/07/14 08:59 PM
Exterior electrical issues. Sellers and buyers beware.
Safety is number one priority at Desert Sun Home Inspections in Carlsbad, New Mexico.
This is why when inspecting home for a buyer or a seller there seems to always be an issue with the exterior electrical.
There are issues from missing or damaged receptacle covers to the unprotected wiring.
Here is a shot of an electrical conduit that is missing the cover. No one seemed to know why the cover was missing.

And yes the wiring was live wires. This is an safety issue.
Here we have a shot of the exterior four plug … (18 comments)

home inspectors in carlsbad new mexico: When Realtors want to take over the inspection process. - 12/27/13 11:02 PM
When Realtors want to take over the inspection process.
I had a new buyer call me for a home inspection here in Carlsbad. That's right, here in town. I don't get many of these calls because the local Realtors tend to take over the home inspection process when representing the buyers. In many cases they simply say we will handle all the calls. In many cases the buyers don't know any better and say "OK".
Now to the point.
The buyer called me for a home inspection. we had a lengthy conversation on what I inspect when inspecting a home.

What kind of stucco is it. Buyers wants stucco inspection in Hobbs NM.
At Desert Sun Home Inspections in Carlsbad New Mexico.
We get all kinds of calls for all kinds of inspections and questions.
This call was for a stucco inspection that is all the buyers wanted. The buyers asked if I could inspect the home to see what kind of stucco the home had on the exterior of the home.
Not a problem I told them. I wanted to know of theywanted to get a full home inspection.
They told me no the home has already been inspected.

When to keep your mouth shut and when to speak up. Wrong is wrong.
I have been known to speak my mind. But when it comes to the safety of a family I need to voice my opinion even when the opinion was not solicited.
Case in point.
I did a home inspection on a home last summer. The home sold but had a few issues that needed to be addressed for the buyer.
One of the issues the home had was the Chimney not having a chimney cap on it. This was letting the rain, leaves and birds into the … (28 comments)

New homes and an over looked safety feature. Desert Sun Inspections Carlsbad, New Mexico.
There are supposed to be safety features in place within the codes when a new home is built.
These safety features such as smoke detectors clearances for appliances and fire place safety features just to mention a few.
But there seems to be a trend of the local building officials over looking a safety feature that is in the codes for the garage area.
The drop down ladder.
I inspect a lot of homes that have the drop down ladder installed in the garage.  That is a … (26 comments)

Know how to blow correctly? Desert Sun Home Inspections Carlsbad, N.M.
How many people know how to blow correctly?
There are a lot of people who try it, but very few actually get it right.
The level...Now let's back up a bit.
I am talking about the way that insulation is blown in an attic. Whew, glad I cleared that up.
I have been finding more and more homes without the proper damming of the areas in the attic that need to be.
The manufacturer of the blown insulation clearly states that damming of areas around recessed lighting and accesses need to … (38 comments)

The walls decided to take a walk. Desert Sun Home Inspections Carlsbad, New Mexico.
I have seen a couple of these homes in the past. They are not very fun to do an inspection on.
I dislike inspecting a home that has these issues with the interior walls.
Very interesting when it comes down to finding the root of the trouble.
This home was built in 2009, local builder. A 3-2 1,500 SQFT Home.
Why would the walls decide to take a walk? That is the biggest question of all with this home.
The walls in the hallway by the master … (76 comments)

I saw you naked, now I feel like yelling. Why would you be naked?
Everyone knows that there are some things we just don't want to see.
Like stepping into the bathroom and seeing grandma getting out of the shower reaching for a towel.
That would not be a good thing for anyone. That would be an image burned into your mind for years to come.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
When inspecting homes, there are home with residents still living in them and ones that are empty.

Electric and water will not mix. Take a look at panel in bathroom.
This home has issues. Not a lot of issues, but enough for a concern.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
We are all about safety. It is the number one priority for the homes condition when inspecting.
Here we have an electrical panel in the closet of a bath room. It is not allowed to be there. This 3/4 bath was added after the fact. After the home was built then remodeled.
It probably never crossed their minds as to the panel beig in … (34 comments)

Is this home for short people? Home inspection in Artesia, New Mexico.
On a recent home inspection for a buyer in Artesia New Mexico.
Desert Sun Home Inspections from Carlsbad, New Mexico
found several things that were not quite right with the home.
The main issues were the rear patio area of the home was low, and do I mean really low. The rear patio's roof framing was at a height of only "Five foot Ten inches". I had to duck under the framing when inspecting the patio areas. Was this a home that was build for short people?

With the age of the cast iron plumbing under the home. Issues later?
I am not surprised to see cast iron plumbing under the older homes.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
It's my job a s a home inspector to try and inform the buyers as to any potential issues that may arise from the really old cast iron plumbing under homes.
This was one inspection that my concerns were realized before I even left the property.
I was under the home in the crawl space with the buyer waiting patiently when i came out of the … (20 comments)
