This time a seller listened to me and the inspection report. On the first inspection the home had a few issues. The buyer said they wanted the issues repaired and the seller did'nt want to do anything. They wanted to sell the home "As Is". The only problem with that is... there was an inspection on the home and there are issues with the home. First off the electrical system had a Federal Pacific Panel and I had warned the buyers of the potential dangers of the panel I also included the link to find out more about the panel and (90 comments)

Shade is good for a home, but too close is not. I inspect a lot of homes in Southeastern New Mexico. They all have a lot in common when it comes to wanting to have shade trees. In the summer we can get temperatures that reach triple digit without even trying. Then you mix the high winds we get and it's a recipe for a damaging time. Remember to remove any parts of trees and bushes that rub against the home when the wind blows.
Here the tree limbs are just starting to damage the shingles on the (68 comments)

Don't take your family's life into your own hands. It happens everyday. Some where some how some one takes the batteries out of a "chirping smoke detector". Don't take your family's life into your own hands. Too often while performing home inspections I see this, I guess the home owner wants to stop the chirping but not keep the family safe at the same time. Some homes I have inspected even have removed the smoke detector as a means to stop the chirping. I have had o tell many home owners and Buyers, what that sound means when I have been (32 comments)

All heating and A/C contractors should be held accountable. It seems that recently I have seen a spike in the number of heating and air conditioning installs. Everyone wants to save energy, but at what cost. How about the safety of the tenants of the home? Why is it the contractors who perform these installs always seem to leave the job without finishing the job, or they cut holes for piping that are way too big then just leave it that way. I will show you what I'm ranting about.

Permits, electricians and inspectors. What's next? When the electrical is upgraded in a home, you would think that the electrician would make sure the work is right so it will pass inspection by the electrical inspector. In this case neither did the right job. Did the electrician know the permit was not going to be inspected by the inspector? Or did the inspector do a "DRIVE BY INSPECTION"? The permit was still in the window, the approved section was signed off by the inspector as acceptable. This is what I found in the attic as I was inspecting the home for a (38 comments)

You are going to need an electrician. That's what I told the buyers of this home. It all started out with the inspection outside of the service line coming to the home. As you can see in the first picture it's been trying to go on vacation.
Could part of the problem be the tree that is on the supply lines to the home?
The tree has pushed and pulled on the supply lines till the mast has been bent beyond repair. Now the mast needs to be replaced with a new straight mast. Remember the rule of (62 comments)

Strange things I have seen during an inspection. I ran into a couple of really strange looking ways to decorate the home. One persons "IDEA" of interior decorating just might not be my cup of tea. How about you take a look and see what you think of these "IDEA'S". This first shot was in the living room of the home. This application went around the entire room.
All I could think of was "O.K.".
I opened the closet to inspect it and what did I see? But a bunch of 22 shells. Yes these were very "LIVE SHELLS". (35 comments)

Dear Uncle Bob, Cease and desist. I guess I need to send a letter to uncle Bob who still keeps on doing work around here. Dear Uncle Bob, I have been inspecting homes around Southeast New Mexico. I have noticed you have been quite busy all over the place. Even though you need to make an income, this I understand. With that said you need to do the repairs correctly. When agents don't show up for an appointment. When ever I have an appointment to inspect a home, the agent is usually there. They want to know what the issues are if any. This way they are not "blind sided" when they do get a copy of the report. The last home I just inspected for a young first time home buyer couple was an appointment for a three o'clock inspection. I usually show up early so I can start with the outsid eof the home and then get in when the agent arrives on the scene. This home listed for (24 comments)

Dropping A/C boots. Finish the job. I have been running into a lot of attics that have had a new furnace or A/C unit along with new duct work installed. At the end of the duct work are the drops or boots. If they are installed correctly, the the home will be more energy efficient than before. If they are not, then it could cost you big money in the future. In this first shot, the A/C duct work was installed and properly attached to the drop. Problem is the contractors workers removed the insulation to get to the are to (19 comments)
