Home owner maintenance is critical when you own a home.
In fact no matter what the structure is like a home a garages or even a back yard storage shed.
There are very few home owners that get a bi annual inspection of there home let alone an annual inspection.

When inspecting homes there are all kinds of buyers, sellers and agents. All of them have questions about the home and what is seen by the inspector as a defect of an "Issue" that needs more attention.
Don't put that in the report!
How many times have we heard this? There are agents that want a very good report, but... they seem to think by simply saying to me or their inspector "Don't put that in the report" they won't.

Home is finally done. Trust but verify inspection Hobbs New Mexico.
Remember this home where the home owner wanted to get a 100% completion when it was not 100% completed?
Now the home is done. All of the door hardware is in the appliances are done and the New shower doors and enclosures are installed.
This home was to be completed in December of 2013.
Completion date is officially 3-25-2014. Only 64 days behind schedule.

When is enough enough? Electrical issues that should not be.
It only took 109 years for this home to get to this point.
This home was built in 1905, started out with Knob and Tube wiring and then "Upgraded" to fiber coated lines then finally the standard Romex style was installed.
But major issues remain. It seems that each and every time the home's electrical had been worked on, the electricians never removed from service the older electrical components.
Take a look at the way this homes electrical was a "Nightmare to inspect".

It's simply amazing some times, well a lot of times when inspecting homes what we inspectors find with the plumbing. 
And they are proud of their work.
I see it and you probably have too. The plumbers will write on the unit like the water heaters and furnaces, when it was installed and by what company. This is a good thing. No doubt on who to call back for the changes or repairs when needed.

I had just finished with the home when I asked about the garage. Since I saw a structure on the rear of the property I asked if that was the garage. The Agent told me it was with a shy grin. Hmmm....I thought as she told me it was the garage and a built in apartment.

When plumbers fail the inspection.
In many cases of "The plumbers were here and the new plumbing has been installed". "The homes plumbing was upgraded last year".
That was a good thing since the old plumbing was the old galvanized piping and fittings.
The new plumbing is the PEX style plumbing which is a lot better over time than a lot of other products out there. In my opinion nothing beats copper and sweat joints.

I was warned by the Realtor about this home.
"The seller says they are not going to do any electrical upgrades no matter what you find. They feel the home is listed at such a low asking price they shouldn't have to upgrade anything".
This electrical supply to the home is old. And I mean really old. About 60 plus years old.
A 40 amp service to the home. That's all it has.This is a fused throw panel. Not as bad as some I have seen but clearly very outdated.

There are times when us inspectors run into things that really need more expertise than we can deliver.
Case in point.
This looks like the typical kitchen with the frige sitting there ready to be used.
All good so far until I make a discovery that has to be investigated further.
With one quick glance down the side of the wall I could see there was a major issue with something.
I could see the wall seemed to be "Pregnant". AWW.
Could this be? Is it possible? No way I thought.

There are tell tell signs when a new heat pump, furnace or water heater has been installed without a permit being issued.
Things like a new unit and no approved sticker form the mechanical inspector's office. When i find these units installed without a "Approved sticker" on the unit. This means the contractor did not get the proper follow up as required by the state and local authority.
And it means in most cases that the corners were cut when installing the "new unit's".

Tri plex inspection yesterday in Carlsbad New Mexico.
The home has had a lot of changes to the way the homes air conditioning had been modified. The swamp coolers had been on the roof. they were removed from service in lew of installing window units for air conditioning.
The ducting had been removed and a new rolled roofing had been installed. Good right? Only of done correctly when removing the swamp cooler components.

As Inspections go I don't get nervous about too much. But I do dislike inspecting a gravel topped home.
These stones on the roof add un needed weight to the structure. And in most cases it will cause the decking to start to sag in between the rafters. That was just the case in this home that was inspected by Desert Sun Home Inspections.

What is with all the dryer vents that are in disrepair?
The vital importance of these vents and or hoods and the ducting to the hoods is taken way too lightly when home owners are in their homes.
I think that most of the issues is an out of site out of mind kinda thing.
