ny mortgage: 2000 Blogging points a week? - 11/07/07 06:54 AM
Points are only semi important to me on AR. I know that the more points that I earn the better my blogs SEO will be. I just did not realize until just now that I can only earn points on the first 10 weekly blogs.
More important to me than points is rich content. Whn I first began blogging I had no clue where to begin. I felt like I was walking blind without a dog. Luckily I kept at it and I think I have a pretty good grasp on blogging now.
I have also gained invaluable insight into this business … (8 comments)

ny mortgage: Could you take anymore time? - 11/07/07 06:31 AM
Everyone says "don't worry about it" or "give it another 6 month" with regard to UW's not being so uptight and or actually getting conditions cleared when they say they are going to. That is fine but my job is to advocate for the consumer and intermediate between the borrower and the lender.
I know that things will turn around, but I am becoming frustrated fast with this one file that I am working on. Everything and I mean EVERYTHING! has been uploaded into "blitzdocs" since last Friday. I am looking to get a CTC for this Friday. It doesn't make sense … (0 comments)

ny mortgage: You can huff and you can puff but this home is staying right where it is!! - 11/07/07 05:22 AM
This is a wonderfully crafter 2x6 frame constructed home with brick. The home is very well insulated and you will stay warm in the winter and cool in the summer with central air. When it is blistering outside you can relax in the pool. This home is a must see and it is priced to sell!!

ny mortgage: Just fishing for service. - 11/07/07 01:59 AM
Unfortunately one of the banks that I really like to work with is closing a few of its doors and consolidating in another location. This sucks because my company has a great reputation and relationships with the UW's over there. Most of the UW's are being laid off, a few are being transferred.
The process with this bank is so smooth right now and no one is expecting it to be the same after the transfer. As a result I have been trying to get more familiar with some of the other banks that we work with who offer as agressive programs. … (2 comments)

ny mortgage: Lets go golfing!! - 11/06/07 05:30 AM
I can't believe the price of this listing ... Only $299,900.00 get you almost 5000 SQ. FT. of some of the finest housing in the Adirondacks. This beauty is right on a golf course. I have seen many comparable homes selling for close to a million dollars in the same region.(between Malone, Owls head, Saranac, and Lake Placid). This is a Must See!!!

ny mortgage: Time to get busy - 11/06/07 04:20 AM
At the first mortgage company that I ever worked at 20 or 30k in fee on a monthly basis was pretty typically. The low end LO's did around 15k per month and were always the first to go when we had to "restructure". The commissions were not nearly as aggressive as they are here and that company overcharged people.
Now I have control over my pricing and my commission structure is sound. So far this month I have closed roughly $9,550.00 in fee. I have another 5 solid loans in the pipe-line. I expect at least four of them to go for … (0 comments)

ny mortgage: Referrals ...Keep em coming! - 11/06/07 04:02 AM
I just got a referral around 10 minutes ago from a Realtor in Lake Placid. I work with a few Realtors out there so I am not sure which Realtor sent him. He was not sure because his wife had been dealing with most of this stuff. I will have to find out so that I can return the favor.
I've been talking about this alot on here but at the risk of sounding repetitive I will comment on it again. It is so great to work with other professionals so that you have a place to send your self generated leads … (0 comments)

ny mortgage: Get the word out! - 11/05/07 01:03 PM
You can never get too many leads. You know despite all of the chaos erupting in this industry I feel that business is increasing. I don't know if everyone reading this feels the same way, but I am guessing that many of you do given the effort that you are putting forth to increase your exposure and your SEO efforts.
I have found a few niches in my area that are really helping me become well known fast. I have been in this industry for a few years now but like many I had to transition from one type of niche' and … (5 comments)

ny mortgage: You Have to See This!!! - 11/05/07 07:45 AM

ny mortgage: Getting back to the basics - 11/05/07 12:46 AM
I am a bit behind on my website submissions. I have a ton of work to do today on my marketing campaign. I have gotten such an influx of business from my current efforts that I have not had enough time to do as much marketing as I'd like. One thing that I did this weekend was pass co-marketing fliers all over town. I pinned them up in every high end apartment complex and convenience store in Plattsburgh, NY.
The fliers are designed to promote the property, the Realtor, and myself. I am getting a lot of business from what I … (5 comments)

ny mortgage: Boycott the Anti-Predatory Lending Act of 2007!!! Read the fine print!!! - 11/02/07 04:19 PM
I don't think that anyone is in doubt about whether or not this economy is in trouble. The average median income across the country is down, unemployment rates are up compared to not so distant years (the Clinton era for instance), the GDP is down, inflation is at an all time high, the stock market is extremely unstable, and billions of tax payer dollars are unaccounted for as a result of this nations war efforts.
The price of crude oil is currently $96.00 per barrel. The cost of food and milk whole sale delivery has increased and the increased cost in production … (2 comments)

ny mortgage: Stand up for YSP !!!!!!!!!!!! - 11/02/07 09:12 AM
"Mortgage reform and anti predatory lending act of 2007".I just heard about this today. I don't work for free and no one does.
Later in the day I recieved an email from a colleague telling me that there are bills about to go in front of congress to outlaw YSP. The thing is YSP has nothing to do with all of the defaults. I have seen plenty of loans that are in excess of 10% with only a point of yield and plenty more loans in the mid 6%'s with 2 or 3 points of yield. The defaults are more a result … (4 comments)

ny mortgage: Ride the Wave!! - 11/01/07 03:24 PM
I had a really great day today. The FED cut was right on time. I locked 2 loans today both at really low rates and both of them are eligible for "go fast" processing style. I also got an issue on a deal that I've been struggling with straightened out. I had two walk in's that resulted in 2 new apps, and I got a lot of marketing done. I love the way the marketing is floating up and down ...Its like riding a wave, its fun like a coaster. Some days are rough and I can't wait till the days … (2 comments)

ny mortgage: Blogging to Blog. - 10/30/07 02:16 AM
I am ranked number 35 on AR in NYS. This is cool because I have a goal to set myself up as one of the top bloggers in the state. I love the exposure that I get by being a part of this community. I am also blogging on a few other sites.
I used to not be able to find myself anywhere in google.com. Now if I type my name I am all over the first page. In addition to that if I type in simple search terms along with the area many of the listings that pop up are mine. … (14 comments)

ny mortgage: Established Profitable Turn Key Business!! - 10/30/07 02:06 AM
I know that typically I should not post these listings to real estate professionals. I read that on the AR active MLS. I won't post it to real estate professionals, but I think that it is beneficial for people looking to enhance their marketing to see what I am doing with my realtor counterparts. So here it is, this is a great turn key operation and if you are an investor reading this do yourself a favor and give me a call!!

ny mortgage: Does anyone in NYS recomend a solid appraiser? - 10/30/07 01:56 AM
I need a few good appraisers in NYS to cover basically the entire state. I don't have a cardex of appraisers anymore because my primary lending area has changed. I've got Plattsburgh and surrounding areas covered, but i've got no one passed Glens Falls, NY and further downstate. I do a lot of business in the Sullivan county area and I do not have a single reliable appraiser. If any of you are appraisers and you could use some more business PLEASE send me an email or give me a call ...I could use your services.
