This has been an interesting month for real estate in Bozeman. Townhomes and condos have both had a price increase by 18% from March to April and Single Family homes saw a bit of a price decrease this month. Last month the sold Single Family homes took up 62% (Condos 25% and Townhomes 13%), but this month single family homes were down to 47% and condos were right behind with 30%! As there is an influx of people arriving in Bozeman, there seems to be a shortage of houses available. Up and coming condo developments seem to be the new trend in Bozeman as they allow housing for a lot of people at a fraction of the price (unless you’re 5 West and want a spectacular view and location for a lofty price- no pun intended). Bozeman is finally picking up for real estate! There were 162 homes listed, which is up quite a bit from the 117 in January and the 110 in February. The number of homes sold also increased from 63 in February to 85 in March and we expect it will continue to go up for April. For the first time this year the average price of condos was LESS THAN the average price of Townhomes! Now is the time to purchase a condo! If you have lived in Bozeman in the past ten years or so you have seen what a roller coaster the real estate market can be and the growth in our community. All you have to do is look at the numbers…in 2003 the median price for a single family home was $189,000 and by the height of the real estate bubble in 2006 that price went up to $310,000. Then everything changed again in 2008 when the countries financial crisis hit. While Bozeman wasn’t hit quite as hard as some markets like Detroit or Las Vegas we still felt it. From (0 comments)
The number of homes sold reached the highest point of the year in June with a total of 144 homes sold. 67% of the homes sold in Bozeman were single family homes, 25% were condos and 8% were townhomes. Winter is officially here in Bozeman and we are looking forward to some skiing, Christmas strolling, local shopping and all the other fun things to do in Bozeman during the month of December! As for Bozeman’s winter real estate market; there were 57 homes sold within Bozeman city limits during the month of November, 17% lower than the previous month. 63% of these homes were single family homes, 32% were condos and 5% were townhomes. Bozeman’s real estate market is off to a good start in 2015! We’ve seen an increased amount of inventory and increased number of homes sold in Bozeman in February. The number of homes listed this February was up 12% compared to February of 2014. The number of homes sold increased 38% compared to last month, and 25% compared to February 2014. Of the homes sold in Bozeman in February, 55% were single family homes, 15% were townhomes and 31% were condos.
