I recently negotiated a new roof for my buyers with a for sale by owner.  Just waiting to make sure the appraisal came back to value, and that nothing else was called before having the Seller sign the contract with the roofing company.  Although I'm not representing the seller, I do want this to be a seamless transaction and go forward with little to no angst.

Every year my wife and I go through this same ritual.  We decide that we won't get each other gifts, and will instead get as much as possible for Ender(our grandson), Meagan(our daughter) and Matt(our amazing son in law).  Mostly we get for Ender.

 Wow, it's turned out to be a fair year so far.  I know it is a tough market, and it is because of that, that I hired a marketing specialist to work with me a couple of times a week.  She makes sure I am staying in touch, sending the notes and doing the follow up I need to be doing.
Her help has made the difference in a down economy for me.  Are others of you out there utilizing tactics such as this to jump start a stale business model?  Please...let me know what else is working for you!

Ok..most everything is done for the day, and it's off to get ready to meet friends for a casual dinner at a local watering hole on the outskirts of Eugene, OR. 
McShane's is a nice little local pub with pretty good food and a couple of our best friends work there.  Regan and Forrest are awesome bartenders, and better friends.
Food's greasy, and there is lots of it.  About every other year I go get my arteries rotor rootered!  Tri Cycle races every Tuesday night I think and lots of other great events. 
Ok...I'm off..till tomorrow!

I know its a down economy, but I seem to be staying busy.  Here is a link to the homes I've sold so far this year.  As you can see the prices are a good range from $90,000 to $400,000!  And...only one short sale in the bunch!!

Once my transactions close in escrow and I have been successfully paid, does my job end?  Seems to me that it does not. 
Often times questions come up after closing that need answering.  Or there is a small problem, that while not of my making, still needs resolution.  You know, stuff like "that running toilet that the seller was supposed to fix is still running all the time."  I feel that it is my duty to do my best to make sure I leave my buyer or seller happy with the job I have done, and the process they have … (3 comments)

Have you ever handed out the key to the buyers agent only to have them come back to you a short time later, wondering why the seller left the home so dirty?  Asking you "what are you going to do about this", or "I can't turn the house over to my buyer like this!".
I had this happen to me a couple of times when I first started selling homes in '95.  At the very least it is a fairly stressful situation, and somewhat embarrassing.  You are, after all, supposed to be the professional.  Unfortunately you can not always force an … (3 comments)

Today I toured our local Saturday Farmers Market in Eugene, OR.  And I was prompted to write an article on farming and how it relates to the Real Estate Industry.
In the agriculture industry when you sow your seeds and tend your crops with care, you tend to reap a good crop year in and year out.  Of course weather can dampen your harvest from time to time.  You can't stop the weather, but with proper farming techiques your crops will florish is most average seasons.

One of my biggest faults as a Realtor is not staying in touch as much as I should.  I am trying to become much better at this, but it is a trait that needs discipline and practice.
Joyce Mills, one of the owners, and a friend at Coughill & Hansen, used to say that all you needed to do to be successful as a listing or buyers agent was to contact the seller and buyer weekly to give an update.  You could do this by phone or with a note, and if nothing had changed since the last update, well, let … (9 comments)

Today we will have a fabulous lunch at the new Holiday Inn in the Gateway area of Springfield.  Dave Hauser from the Eugene Chamber will speak and at the end they will announce the Realtor of the Year and hear comments from the Realtors running for positions on the upcoming EAR board. 
Lunch should be fun, and we hope for a big turnout.  This is a once a year event that many look forward to each year.
