It’s been some time since the market fallout in 2006 and the great recession.  Our real estate market has put back on most of the values it had lost, and in most parts of Costa Mesa and Orange County we are close to historical market high prices again.

The market is healthy and homes and condos are selling!  Orange County’s real estate market is moving, and appears to be in great shape.  But is Orange County Housing Demand Changing?  Recently, government backed Fannie Mae announced the launch of the Home Purchase Sentiment Index (HPSI), which was created to try to track consumer sentiment towards home buying.
Contrary to what we might be seeing in our local Orange County market, consumer attitudes toward the current home selling climate have slid back to their April 2015 level nationwide, contributing to a slight decline in August’s HPSI.

Unfortunately, foreclosures are still a part of our local Costa Mesa market.
Last year, the nationwide stats were recently published, and more than 2.8 million U.S. properties received a foreclosure filing in 2009, an increase of 21 percent from 2008 despite an estimated shadow inventory of more than 1 million properties where foreclosure has been delayed, according to the 2009 year-end report from RealtyTrac. Since the beginning of 2007 close to 6 million U.S. properties have received a foreclosure filing, and more than 2 million properties have been repossessed by lenders through the foreclosure process.
