It’s been some time since the market fallout in 2006 and the great recession. Our real estate market has put back on most of the values it had lost, and in most parts of Costa Mesa and Orange County we are close to historical market high prices again. We are fortunate, at least now. I was at a conference recently and met some other Realtors from outside of our state, and their markets have not completely rebounded from their price lows. Last year, the nationwide stats were recently published, and more than 2.8 million U.S. properties received a foreclosure filing in 2009, an increase of 21 percent from 2008 despite an estimated shadow inventory of more than 1 million properties where foreclosure has been delayed, according to the 2009 year-end report from RealtyTrac.
